Good Afternoon,I just wanted to introduce myself and SunWest Mortgage Company, Inc. to you and your company. Your customers may have problems getting a lender to approve their loan. We can offer FHA and VA down to 500 Credit Score, USDA, and Conventional loan products for them. The manufactured home must be on the customers property, not leased or rented. We also have a lender that will do construction loans and we can follow up with doing either FHA with just 3.5% down payment, VA or Conventional.Another thing that you may or may not know is we can do a Home Equity Conversion Mortgage, (HECM), for purchase. If you have a customer over the age of 62, (the spouse does not need to be 62), they would only need about half of the appraised value of the property and they will not have a mortgage payment. The older the person the less money that they would need to put down. Sometimes a retired person has their income reduced, this could help them get into a manufactured home.This would fit your area of the State with people retiring and moving out of the cities. This would not work for second homes or vacation homes.I have attached a HECM for purchase example, along with our FHA loan brochure and our Second look brochure.
