Really really clean community. Rehabbing a home inside the park and its always very very well kept. The park appears to do a really good job a keeping a tidy appearance.

Amazing place to live!

Do not do business with these people. Nothing but trouble. Online rent payment service never works. Paid to have lawn service, wasnt done, then received notice that my lawn was high. Phone calls not returned in a timely manner, if returned at all. Staff not in the office when they are supposed to be. Staff is snotty and rude. Consistent rent increases. Then they want to evict you because they want your trailer. No stability, not a good place. Many unhappy tenants.

To anyone looking into moving here, don’t do it!! The employees and management are dishonest, shady, they have zero follow through and very little integrity. The homes may be beautiful and new, but with the homes come the management and that is something I would stay far away from. They raise prices at a tremendous rate as well. You can get the beautiful home AND the great management elsewhere. Document any and all conversations with them and whatever you discuss on the phone, recap in an email afterwards because that will be the only thing that saves you from their dishonesty. I caught them in a lie more than once because of my documentation. Furthermore, I can’t tell you how many times I was promised a phone call, an email, or video call that we had scheduled for a specific time or time frame and I never got it or it came over an hour late and every single time I would be told, “ Sorry, It’s just been so crazy here.” Maybe that’s a sign that they’re short handed, but I’d rather have them be short handed everyday than dishonest and lacking integrity. Unfortunately, the ladies running this place are all of the above.

I strongly agree with Katie Payne and Brandy Hicken. I’ve been here since May 2020 and this was one of the biggest mistakes I’ve made in my life. I don’t recommend anyone to move here. I’m strongly concerning breaking my lease because of management and their lies. Things I’ve complained about in my checklist still not fixed 5 months later and my home supposed to be new🤬😤

Nice place to live.Easy access to I 475.US 23 is close also.A lot of shopping nearby, Kroger, Tim Hortons, Speedway, Family Dollar, Burton library, Little Caesar all in walkable distance.

I was hired years ago to help in the building/design of the community center. The location was nothing but a piece of land at that time. The owners were so arrogant they even fired the general contractor and expected employees to fill that spot even though they had no knowledge, background, or experience.My job was to design the lower level to be used as a child care/development center. The owners thought because of their proximity to the expressway and the number of rentals in the park, they would be filled to overflowing with children.After doing unrealistic cash flow projections on a childcare center, the three owners decided to go ahead with the build-out. The residents did not want to pay the high cost of care nor did anybody passing on the highway find it convenient to pull off the expressway to drop a child off at daycare.The daycare center was a fiasco even before it opened. The owners were unwilling to build their own playground and thought that sharing one with the elementary school behind it would be the way to go.The way the three previous owners treated their employees and the residents really lead to their demise! Hopefully with your new ownership things have turned around.

This place is over priced. Has a high turn over rate . The maintenance man is a sneaky snake half does the job. They have sold the coummity 4 times. Poorly ran, points fingers so they dont look like a they are in the wrong. I would not recommend this place to anyone.

Been here for 3.5 years and its a very nice community. I have seen 4 different sets of management, and I must say this team is the best by far. They bring stability, vibrancy, and commitment to us residents. Id recommend it to anyone and if you try them out, use my name as a referral! :)

Its a great community to live in. Most of the people are friendly. The staff is great and very helpful when asked a question. Tbey have improved how our community looks and actually makes it feel like home. Maintenance try really hard to get things done in a timely fashion. The office staff are truly friendly and care about your well-being.

Weve been living here for a few months and love the community. It is always well maintained and everyone who works here is nice and accommodating. We feel blessed to have found this community to relocate to from out of state.

Personally I love living at Greenbriar Community! Not only is it located close to local shopping, restaurants and the freeway, it is a quiet and safe neighborhood for my children to reside and play in. That is the most important thing as a parent! The office staff is always open and make themselves readily available for walk ins to answer any questions you may have in a cozy environment. In addition, anytime I have ever had a maintenance request the maintenance staff have either provided the service same day or called me same day to schedule a time while always being respectful, courteous and wearing covers for their shoes! I recommend residing at Greenbriar Community if you’re looking for a peaceful and safe place to reside within Genesee County. 👍🏽

Quiet community

Very quiet community which is surprising being that its next to the highway. A new management company bought it and is raising the prices. Water bill can be out of control. Good place, but it will motivate you to get your credit together to buy a home.

It was a nightmare please dont move out there. Me and my family just moved from out there in August. We stayed for 6 yrs to long. I seen alot of office manager in and out. They dont fix nothing at all. You just be waiting, but when your late on your rent you have to pay $70 late fee. It sucks out there so please dont move out there. They have spiders and and ground hogs digging from outside to come in.

Looking at a possible move here. Ive wanted to move here for so long...beautiful homes and features that ive admired since they first started building these.

Maintenace comes right away within reason if you do have an issue which is a plus, I love earl he’s the most friendly maintenace man ever! Also, safety has never been a concern. I’ve lived here almost 4 years and never had an issue.The only down side is I feel it’s a little costly for a modular and the water bill can quite high. Other than that, two thumbs up.

Management does not take care if their residents. Something needs fixed and you could wait three to six months before they even acknowledge your complaint, or it got list.

Best place to live

New members in the community arguing, fighting, police being called .The community not secure with the proper security so you have other In and out. management needs to get a handle on it out of control 😡😡

Grounds staff is very disrespectful, mows their friends lawns, leaves clipping in driveway and all over vehicles in driveway. No blade guards used debris flying everywhere. Management is very ineffective and nonchalant. Makes promises but never delivers. Was promised paint, carpet, and vinyl months ago, never happened. Painting scheduled TWICE painters didnt show up TWICE, still waiting... They sure want their rent though, and an increase. Do not go by the reviews on Facebook for this company or community, they block unfavorable reviews...

Green Briar are the worst with completing maintenance concerns. This is my 3rd request, and the repairs has yet to be completed. :(
