I was visiting a friend of mine and parked where there was a sign as well as a curb with the words “visitor parking”. My car ended up getting towed and was told that you need to get an app to register to be a visitor. The resident I saw wasn’t aware of this. Believe the comments because this place is crooked.

This is not a quiet community. It’s loud and obnoxious all the time. If there’s daylight, there’s screaming kids across the street at the daycare. At night they play loud music without any consideration for their neighbors. I do not recommend this park for that reason. Management does not address these issues.

Worst place to live. Always trying to hit you with extra fees whenever they can. They are absolutely no help if you have a problem. To top that off after living here for a year I was just informed they increase rent every year.One year later and they raised my rent again. Truly disgusting

Clean and organized. However, up on entrance there is no sign to direct where numbers that belong to trailers go. Which way to go if your looking for a certain trailer number???? Would be a great idea to put by the sign that says club house.

It would be cool if they werent Hippocrates and complain about a pressure treated wood deck not being painted but then let their maintenance guy work on his car which is something they say you arent supposed to do. They also dont do anything about the kids playing in the street and not moving out of the way of vehicles and the parents not watching the kids

This is the worst place to live. Dreadfully depressing what the management has done. If you’re not “clean” enough to live here you bet your a** that they will take away your ability to get to work the next morning. They know everything. If you’re late for rent, notice. Rents coming up, notice. Your car needs a parking tag. Visitors in visitors parking get towed EVERY TIME! Park signed a contract with the towing company. The one down the street. They tow any car without a special sticker. So anyone who hasn’t gotten a background check basically gets towed. And well, if you’re not good looking on the check then you’re out too. This place is controlling. There’s a corrupt few running this all and I will not be apart of their games anymore. And to learn there’s a violent child sex offender living right across the damn street!!!! And YOU allow them to be here but evict certain few who’s backgrounds exceeded 4 years, hell even 10+ years. Despicable.

DO NOT MOVE IN TO THIS PLACE. And to all living here, consider doing the same thing I’m doing and move out. They will charge you fee out of no where. Unhelpful staff. In the office and upper management. They’re never available when you need them and are only there when it’s time for you to pay the rent. They will never miss a day when it’s time to pay rent. Expect a notice of eviction when your late on the rent for a day. Expect your car to be towed even when you’re a resident of he community or when you have company over. Pretty much expect a fee for just breathing the air around the community. Read all the reviews from all the other resident as they’re very true. They also make up their own rules out of no where. They don’t even ask the residents for their opinion. Take your hard earned money elsewhere.

I have been living here for 16 years. When I 1st moved here it was awesome the lot rent was affordable and it was a nice and quite Neighborhood. As soon as they sold this place it went down hill fast. We have had a lot of new owners. The owners we have now had changed management just in the past 4 years 3 times. The last manager that they just fired Phil Was the best one weve had in a long time. Now they have a new manager That keeps changing the rules on us Trying to get things done the way she wants them and her helper Stacy Is very rude and they are both very racist So if youre Mexican dont even try to get a place here they might be nice at 1st but youll start seeing the difference your 1st month here. You cant leave any type of toys on your porch not even a bike. Your kids cannot play outside because the cars drive-through here so fast all the time. Their speed bumps are so damaged that you cant even see him anymore or feel them when you of go over them. The only reason why I not still hear it because Im getting my land ready to move my mobile home. Reconsider theres a lot of other mobile home parks That probly have nicer Management and dont look down on you.

This is not a good place period. They have charged us for unreasonable things. Fees just keep coming out of nowhere. They want it all their way and wont listen to you. You have to have everything nice and tidy everyday to avoid a 50$ fee. Please consider living in another mobile home trailer park. This place sucks. If I could rate this a zero star I would.

It’s an awesome place to live. I have resided at Pecan Creek for 10 Year’s. Phil is chill and knows how to get the ball rolling. The assistant Community manager, Stacey, is a nice compliment to the community as well.

Moved here about two months ago and I love it

The community is decent but some of the homes are fixer uppers. Some of the office staff can be short with you. Good prices on homes but they raised the lot rent.

I am in the rental business in Denton and have been for 30 Years. I help a family pay their lot rent at Pecan Creek and I would say Pecan Creek is an extremely unfair group to deal with. They want it all their way and they are unreasonable when it comes to resolving problems.Pecan Creek charged the folks I am helping almost $120 in late fees even after they were presented proof from my bank that the rent check was issued and tracking information showing that the check was also mailed. To me that shows a lack of good faith on their end or as my dad used to say about some greedy people They like to take their half out of the middle.Do yourself a favor and research some other mobile home parks before settling here or better yet find an acre or two, which is mobile home friendly and buy your own parcel.

I have been living in Pecan Creek for 10 years and they have had several management companys. By far, Phil Chaney with RHP properties has been the best manager we have experienced. He is really responsive and always available for the needs and concerns of our community. We have a personal relationship and its not just about business only. If your looking for a new or pre-owned home, Pecan Creek is the future for you and your family.

The area looks nice but went to talk to the office and hours say open till 2 and at one the office was completely closed.

I’d give this place zero stars if it had the option. Honestly the place is nice. No crime, No theft, súper calm, Frienly neighbors. But management is terrible at doing their job. First of all, I’ve been here for 11 years and they have switched management at least five times, idk why we can’t have a permanent one. Second of all, they are always bothering and threatening with fines if you don’t have the perfect patio. They want the yard perfectly cut, they don’t want to see nothing sitting on your porch besides your porch. (One time I left a beer bottle over night, and the next day I had a door hanger on my door with pictures of it saying that if it wasn’t removed it was going to be a fine). To make the long story short, don’t come here! It’s too expensive anyways.Just don’t live here, stupid parking rules, pool is never open, office hours are never really followed, rent keeps on going up and up for literally nothing in exchange. This place is terrible. The only reason why I’m here is because I’m working on my land.

My mother has lived there/ here for 20 years. Every year they raise the lot rent and she is on a fixed income. Which makes it unaffordable to live here. There is a group of hoodlums smoking dope and terrorizing the neighborhood as well as a bunch of wild dogs and cats. She has made numerous complaints with nobody showing any interest. Miserable place. Stay clear.

So unprofessional I had set an appointment to look at a mobile home, and when i get to the office they are closed I got there an hour an half before they closed!! They didnt call me to let me know about them closing. Definitely not interested anymore!!

Community is fair, after staying here for awhile. Theresa is very helpful and answers all my questions.

If I could vote a zero star rating I would. They suck here they change there rules all the time. I have been towed here 4 times thats close to $900 dollars Ive spent on them towing my car . I cant park my extra car next to my house in the visitors parking lot on Wednesday from 8am-5pm or Ill get towed. They dont provided extra parking on those days and its honestly ridiculous how we cant even park on visitors but every month we are being charged an extra $20 for them having made visitors parking BUT I CANT USE IT! Ive had several issues with management as well

Got my car towed on a wednesday because it was in visitors & in the way of trash but the trash wasn’t scheduled to come that day it was for the next & they STILL towed my car let’s also keep in mind that there were 5 other cars parked on the visitor spots as well & my car was the only one towed . smh . fast forward to this wednesday & my trash is out but the trash guys haven’t even come today and again there are A LOT of cars parked in visitors & none were towed . absolutely ridiculous . Worst place ive ever lived ! The used homes they sell are poorly remodeled. Never good parking beware they will tow your cars. Office staff have no clue i have been given notices for non payment of lot rent when i had, they just didnt mark me down as paid. They pick and choose who can and cant have items on the porches. Beware of this property!

It sucks here. Management sucks staff sucks. I get towed all the time for parking in VISITORS parking and I can’t on certain days of the week even though monthly IM BEING CHARGED $19 for them having built visitors parking for the community and for what so that I CANT EVEN PARK THERE and when asked where I can park while we can not park on visitors from 8am-5pm the receptionist tells me she does not know and will get an attitude when asked.

I havent been at this community for a year yet. I have seen 2 diff managers. The 1st who left a mess with all our paper work. I get an eviction notice each month. I pay my rent on time. I call and never get an answer. I go to the office and no one is ever there. The manager will argue with you if he isnt getting it his way. They dont care for their residents one bit. The whole staff from manager to maintnance guy are rude!

Bait and switch. They advertise in house financing on trailers. The lot rent for a single wide is 520 which is what they advertise the trailer for but they arent involved with the financing. Im not spending 1100+ for a trailer where Im not even allowed to put up a fence for my dog. Nope!

Worst management ever running a neighborhood, Ive lived here for 18 years and it was perfect untill these new people bought it, my car has been towed 3 times which they have the stupidest towing rules and you cant even keep anything on porches not even for little kids no shoes, no balls nothing, they never have the pool open, they do all this and still raise the rent all the time so I would definitely move into here

I lived here since 2008, and I have just returned after a year and if they have rules, but in particular I can say that I am comfortable, they have treated me well and they explain things well to me if there is something wrong with my truck. They warn on paper and give you time to repair. I am very happy here 🥰
