We had a great experience with Joel and Next Modular. After getting a couple quotes from traditional stick builders which were prohibitively high, we found Joel who provided a quote within our budget - and delivered. Joel had a good understanding of the modular home process and design; he provided great advice in the design phase. Realizing that home construction is a complicated process, I had modest expectations. Joel well exceeded our expectations. The process was not free of any issues, but we are very satisfied with our home and highly recommend Joel and Next Modular. Joel was the first person we contacted when considering a second home.
I reached out to Next Modular when looking for a custom modular home that could be attached via the garages to an existing home. On the first visit, Joel drew out with pencil and paper what I had imagined in my mind, which changed little by the final blueprint. While the very wet spring and summer last year as well as a tardy excavator caused delays from the initial projected completion date, it was a normal type of delay and worth the wait of a couple extra months. Weve lived in the home almost a year now and couldnt be more pleased. Joel and Tim have been kind and responsive even with a few minor things after move-in. The home is beautiful and gets compliments from everyone who sees it. It attaches to the existing structure seamlessly. I recommend Next Modular for those looking for a custom modular home.
The way it seems a lot of general contractors are going (unreliable and shady or so overworked they cant keep up), it was nice working with Next where they have a reputation with subcontractors to get the jobs done in a timely manner. Our new home is a full custom ranch, through the design process we had lots of communication to make sure we got what we wanted out of it. Best part of these homes is the construction is still 2x6 exterior walls, 2x4 interior and all wood floor joists same as stick built, but built indoor fully and brought to the site. Day of setting the house, it was in place with the roof setup and shingled and the exterior walls wrapped all within daylight hours. I am very glad to be in our home, and happy with our decision to go with Next Modular.
We built a large 2 story home with Next Modular in Michigan City for use as a rental. The home turned out beautiful, and we ended up building a second home with Next Modular a year later. They were easy to work with and I was able to take on a lot of the site work on the second home to save even more money. Thank you to everyone for all your hard work!
Our experience with Next Modular was AMAZING! We were in touch with Joel a year before we were ready to even begin our house and he was so kind, patient, and experienced in answering our questions. THAT is just one of the reasons we went with Next Modular! They take a personal interest in making the dreams of your home a reality! You are more than just another customer. They are with you every step of the way in your home being built - even with our house being built in Michigan. We toured the factory that was going to build our home and was pleased with what they build PLUS they could build our customized home from our plans. Extremely happy that when it came to preparing our land - foundation, septic, well, wiring, etc. Next Modular chose excellent people to do the work and they are very cost conscience in doing so. Tim, our project manager, has the patience of a saint and he puts his heart and soul into making sure that you are more than happy. He knows what he is doing and excellent at it. We have had our house over a year now and couldnt be happier. Next Modular did a wonderful job for us!
We had a very nice and experienced staff show us the way to build the best house. They took hours of time with the lay out and our options we are not rich but they rolled out the red carpet saved us a ton of money wow I wish there were more Professional contractors out there like these guys amazing people.
I would like to thank Kyle and Joel for all they have done to make this experience of installing our new Dakota Ranch Home as trouble free as possible! there were some delays, such as Holidays, weather, and Public Utilities, but they were always a phone call away. And Tim, our on-site manager helped to push thru the issues, and to get the family in the home just before the Virus hit! I have been around long enough to know that if anything can go wrong, or if there could be just another delay, it will happen! The strength of any Company is how they respond!In the end, we had a very favorable experience with Next Modular Homes, and now have a beautiful new home that our family will be comfortable in for years to come!
Honestly, if I could give them a 0, I would. Worst experience ever. We were looking for our forever/retirement home. We looked at a couple of local places that dealt with modulars, but no one stuck out to us so we decided to look in Indiana. I liked Joel immediately. He seemed like a decent guy, someone you felt you could trust. This was a mistake. Right from the beginning, we asked if it was going to be an issue living in Michigan. “Absolutely not“, he said, ”we do homes up there all the time”. What could have went wrong, did. The project manager was rarely there to oversee any of the work and because of that, the gas line was ran in the wrong spot. Instead of having them move it, they decided to install a $9,000Septic system right in our front yard. Now we have a quarter of the front yard, on a hill, and unusable. An added expense that was not approved. we decided to do a custom shower, paid for all of the tile, grout, thin set out of pocket. Left us a hefty budget to hire someone to do the tile work. Still went way over budget. In fact, he went $21,000 over budget. Come to find out, he hired very few local contractors. He sent his contractors from Indiana who then charged an outrageous amount to do anything. Gave us occupancy without a water test, which when they did do it, came back positive for something so we shouldn’t have been drinking it. This is a short list of mishaps. Joel gave excuse upon excuse. Blamed a lot on the weather, which most of the time was fine. So disappointed in the entire process and in him as a businessman. Honestly, he just wanted to get it done and didn’t care about the budget, why would he, we had to pay for it. Unfortunately, we didn’t find out until the very end that he had been doing this. Do yourself a favor, find someone else.
Found Nextmodular on the internet looked at a lot of homes and plans and it realy suprised me that it included pricesMade a few calls talked to Joel and Tim made an appointment to go down and look at there Models at the factory then meey Joelvery nice young mancouple weeks later picked a home we loved made a few changesjoel meet with us to pick out colors and everything in the home signed a contract to get things started and a couple months later we were in our new home price was very reasonable and service was great would recommend them to eveyone thanks Joel

I found a modular design that I liked and was making plans to purchase through Next Modular. However, in speaking with Joel, who found the distance from their plant to my home being so far for such a transport, he advised that I shop more locally to help keep my costs down. And he sent me a suggestion of a company to look into. I sincerely appreciate that!
We worked with Joel while looking for a new house, and comparing different dealer floorplans, he got back to us in a timely manner with a quote. We didnt buy one through him because my wife found a floor plan she like better through another dealer. Even after that he still stay in contact with us to compare prices to see if we were getting a fair price.
Not sure who they hire to work on these homes but they are very inconsiderate of the familes around them. Our road is trashed. Vehicles always blocking our road. My neighbor and i live on a dead end and are blocked from the rest of the steet bc these guys just do whatever they want. If we lived in a nicer neighborhood i know for a fact this wouldnt be an issue. And to top it all off our power along with 11 other neighbors is down without any notice in Jan!!! I get building homes takes alot of work but this is the worst company ive ever seen when it comes to other homes around them.
Joel is an excellent contractor. Being a VA specialist he was able to help my lender navigate through countless hours of paperwork.Any veteran can tell you the Veterans Administration can be monsters! When it comes to doting the is and crossing the Ts

Joel is a joke.our house was suppose to be done in 3 mts. It took 6 mts. We gave him our down payment and the next week he was off to Australia for 6 weeks. Left us living in campers in winter. We didnt know he was gone.We have been in for 4 mts and already our linoleum is wearing off in spots. We tell Joel and he blowers us off. Customer service is horrible. I would not ever recommend his to nobody.
