We have lived here 5 years now in our brand new home.We have recently had new ownership by YES Community, they are doing a fantastic job of making our community a real home feel. The new office staff is so helpful, office manager is right there to help and she got things done.

Im am new to this community as the manager. I am looking forward to all the changes, the residents are great.

Maybe Ill change this review in the future, I was only able to walk into the office here. Was greeted by a girl who didnt seem to want to help anybody, she handed me a card with minimal questions and told me to go apply online. What kind of leasing office does Zero leasing or doesnt handle the public inquiries. Kinda disappointing when I rolled into such a beautiful looking place just to have to turn away, no tour offer no brochure type things. Just a little yellow card that leads to this review.

Stopped into the office to see what was available for short term rental. As a Medical Traveler I have rented many places throughout the United States. I was pleasantly surprised by the welcoming atmosphere and the great customer oriented service.

Recently went to visit a friend. (I accidentally reviewed the one in Indiana. LOL) I was incredibly impressed with the way the park was kept. My friend had nothing but positive things to say about the maintenance crew!

This Mammoth property offers amenities from beautiful kept landscape to the playground and pool. Other parks I have inhabited have been pure rex... just looking at them was an eye-saur. when things got bad at my other park I knew When you gotta go, you gotta go. but life finds a way to make things better. The Staff were a gigantic help too! from eggsplaining the signup process to trekking the grounds. its a clean safe environment to raise any hatchlings. I give it 6/5 meteors!!!! sadly google only lets me give it stars.

I FIRST MOVED IN HERE AROUND OCT 2020, QUICK AND EASY PROCESS, NOW I WORK IN THE OFFICE AND WE HAVE ALOT OF EXCITING CHANGES COMING IN THE FUTURE FOR THE BEST. WE ARE NOW FULLY STAFFED WITH AMAZING MAINTANICE AND A NEW COMMUNITY MANAGER AS WELL AS A SALES AND LEASING AGENT, NOW THINGS SHOULD MOVE MORE EFFICENTLY INSTEAD OF 1 OR 2 PEOPLE HANDLING EVERYTHING. I CANT WAIT TO BE PART OF THIS PROCESS AS WELL AS KEEP MEETING NEW AND EXSISTING RESIDENTS WHO ALL HAVE BEEN AMAZING

Tamme and Tim are great! Very helpful!😊Never missed a phone call and always seemed on top of everything! Both of them were very helpful on getting me and my son into our first house!

Giving two stars because their office is always closed and they never answer the phones. Even if you leave a message regarding a concern and you leave your number asking for them to call back, they never do. How are they supposed to keep their residents happy if there is no way to get in touch with them? And I know I am not the only person living here who has experienced this. They need to step it up.

Logan is AMAZING.. No matter if he can’t finish the job that day, he stays on n contact with updates!

This place is a joke, they over charge for a community feel. When they dont really care. They create more problems like throwing kittens out of a abandoned trailer, instead of getting animal control involved like how it should of been handled professionally. Dont recommend.

I worked with Tara and she has been so accommodating to my busy work schedule. I am so excited that I got in a place so quickly and on top of it is brand new.

Absolutely love this place! Definitely recommend Camelot Manor... Anytime my boyfriend Raymond had any questions or concern Tammy and Audra were always in top of it, and were so helpful. We’ve been living here going on 5 years, and it’s been such great experience for us and our son!

We have been here 3 years! Me and my girls love the community here, cant wait for summer and pool and playground as they are always well kept. Ive also experienced great leadership by a woman named Tamme. She runs the front office. This perfect stranger has lead me to many different community resources to help my family during Corona.. Its a Great place to live, if your looking for a great place to raise your kids. I personally recommend Camelot Manor

Tamara and Audrey are AWESOME when it comes to support of members of the community with finding resources to assist with rental/mortgage arrears in order to remain in their homes. I would give them a total of 10 STAR rating for their due diligence when supporting members of the community IF they are willing to take the advice of either of these ladies and follow through with the paperwork to get the support needed.

I have been living here for a while now and I love it! I have a yard, a driveway, and a permanent home to call my own. The lot rent is amazingly reasonable and you are within a mile of everything you need: gas, groceries, fast food, fine dining and more. Camelot Manor is located off the beaten path, this mobile home park offers more than I ever imagined and I wont ever move. ❤️❤️❤️❤️A++++

We had RACCOONS living in our a/c vent trying to enter our house via the vents in the floor of our mobile home.. The vents arent bolted to the ground and it was pushing up on the vents trying to enter the home. The raccoon was entering under the house through a large opening in the A/C vent under the mobile home. The maintenance guy who works here (and likely was fired for telling us this information) informed us that the mobile home wasnt properly sealed when it was installed 2 YEARS AGO! He also informed us that he has had to PROPERLY RESEAL multiple homes in this park because whoever installed them first, didnt seal the vents correctly, so we werent the only houses with a giant hole underneath it for animals to come in as they please...on 8/26/20 we called maintenance and let them know what was going on. They came out and took a look and confirmed that footprints from a live animal was entering the home through our HVAC vents. The maintenance man comes back the next day and can be heard calling Pest Control and being quoted for removal of the animal.When I spoke to the manager tammy she laughed at me over the phone thinking it was funny and not her problem. Thats when I got my lawyer and involved and am preparing to sue.They were quoted for 400 to remove the animal professionally.. next thing he does is call his management team to get it approved .... management of Camelot Manor told maintenance crew that works here that this was too expensive we overheard the whole phone call and are frankly disgusted... So instead of having a professional do the job they made us wait for them to handle it and submit a work orderThey waited until 9/10 (two weeks) to re-seal the vents. throughout the 2 weeks you could hear the raccoon shaking the grates and actively trying to enter the home. This caused for a immense amount of sleep loss, and immense amount of stress. The raccoon had a nest and was living under the home and in the vents. It needed to be removed professionally by someone who was trained, not your own maintenance crew.NOW THE KICKER - after 2 weeks of waiting for them to seal the vents and remove the animal. THEY NEVER CAUGHT THE ANIMAL or removed it. They sealed the vents again and the holes so it cant come in... YAY!!! Nope, if you turn on the A/C or Heat now the whole house smells like fish/dead animal in the vents. Worse experience of my life, and they tried to charge us for the month of us renting here, GOOD LUCK!!!!

Amazing service and staff!

I applied to lease a mobile home. They will never answer the phone or call you back. First day spent two weeks trying to get a application. Then I spent another week trying to turn it in. Then after applying it took three weeks then I finally received a letter in the mail saying that I was denied due to a criminal background check. I work for the state of Michigan so tell me how I can file background check. I do not think they even checked anything. I think they took the application fee and ran. Not to mention I applied with two other people and their background check came back bad too. These people working in this office should be fired. They are lazy and don’t want to do any work. I also will be taking this further. Nobody is going to accuse me of failing a background check when I work for the state of Michigan and get away with it.

The stuff was very friendly when when inquiring about their homes.

They towed 12 cars because they were parked in the grass but blatantly turn a blind eye on the drug dealers and break in’s by kids. Can I add there is trash everywhere. The manager will single you out if she doesn’t like you so beware.

Ive been living here at camelot manor for almost 6 yrs now and never experienced any problems until just recently. I was was charged 50 bucks for a late fee that i should not have so tried calling the office at the times indicated that they would be open for business to solve this matter and i get nothing but an answering service every time. Went to office and notice employee there, called while standing in front of the door and still no answer. I may have been late on tent 1 time in all the years that i have been here and that was a few years ago never no other time now im trying to contact someone for an appointment or a phone conversation as to how this mistake happened.... I talked to the lady tammy on the 5th of march early that morning and had my check in their drop box in the next hour...after i dropped check i asked for a receipt and she told me that she would have it place at my resident and i suggested that she could just print one out quickly and hand it to me out the door as she has done in the past and ahe stated that she could no longer do this because she could possibly get in trouble for it...i then said ok ill wait for the receipt and to this day as of 3/23/2021 i still have not received my receipt...

I wish i could give negative stars... This place is terribly run. The office lady Tammy is rude and does not do her job. The emergency maintenance staff is intoxicated while on-call and will also cuss you out if you call for any reason. Tammy also finds this hilarious. So no help there. I have called about my fridge stopping, lost $300 worth of food and had a cooler in my house for 5 days before it getting attention. Was told my not working washing machine would be replaced, 4 months later, still The same one, blows a fuse everytime you run it... Then the water heater that Tammy supposedly put a work order in for last month has still yet to even be looked at. The neighbors are loud and disrespectful. And now i owe extra fees because I wasnt given paperwork in a timely manor. 2 days before a due date. And corporate couldnt care less about any of this. Beware.Addition after feedback**I HAVE been in contact with your corporate offices, numerous times... Still, no resolutions... Im actually waiting on a call back now. That I was supposed to get Friday! Thanks anyway!

Nice community. Close to M-6 and 131. Staff was very friendly.

So far its been a decent place to live, we dont get bothered since we pay our lot rent on time. The park is not too run down.Recently they have changed hands in management and are now under Yes Communities, whom within a couple weeks are already dishing out new rules and are turning this park into an H.O.A.I feel like they are going to continue to make this into a stricter community, but only time will tell.

Seems like it will be a great fit for me and my family ‼️They all are nice and so is the people that live in the park. Also willing to work with you with whatever credit you may have ‼️ All of the insides of trailers look remolded upon move in. A lot of things included like dish washer, washer and dryer and trash pick up which is very suitable and manageable ‼️ Good job Camelot ‼️

The maintenance is great!

They are ok. I wouldnt try and come here if you can get into a better park. They let my neighbors get away with what they write us up for. They also dont care about complaints about my neighbors being loud at 1am slamming doors and what not. They also dont care about my neighbors dog being neglected.

Applied for a rental and was denied. Then I decided to apply for purchase at another park and was approved. Turned down a veteran who served his country for 22 years who retired with a pension. Rent payments are not a issue and never have been. Never evicted no bad rental history. Its a shame how the company turned down a capable tenant. The home still sits un-rented till this day!

Shady management! Will kick you out in the middle of a lease or forcing you to buy! Crime is allowed, speed bumps destroy the undercarriage of your vehicle. Lawns are not enforced to maintain. Maintenance is a JOKE. If a mobile home is really what you want. SUN HOMES is a better option, with quality people and communities.

Camelot Manor boasts super nice management and staff along with strict but generous rules. If said rules or agreed-upon formalities aren’t clearly explained/defined by the staff upon signing a lease, they can be incredibly understanding and responsive, within reason. Despite it being in a pretty low-income area with a few relatively disconcerting drawbacks (we’ve witnessed a couple of fights on our street, pretty obvious drug-like scents on occasion, stray animals/animals left outside in the dead of winter, and children playing in the streets without moving for approaching cars), this seems to be one of the safer mobile home communities on Division Avenue, not to mention its affordability.

Ive been welcomed and treated like a part of a real community. The people are for the most part kind and respectful, always saying hi and smiling!!! If I could afford it...Id definitely move My family out here!!!

I moved in there and the community property itself are awesome. The Office is always having events for the community and making everyone feel at home. The amount of traffic is a lot more than expected.

Nabors are noisy and continue to bump their music past 10 p.m. the usual cut off time for everybody to be quiet and the smell of excess weed in the air only contributes with the nearby skunk

Mobile home is packed with cars, trash and people who work here are rude. Will raise rent $200 after first year. Tammy and management were awful.

Lived here a year and love it. Park is always clean and they are always working hard to make it better. Repairs are done fast and the right way. Friendly staff.
