We recently had our wedding at Sinclair Depots venue. Based on our experience, they will take whatever money they can get from you. If you want in the venue the day before to set up(even if no one else is using the venue during business hours), it will cost between $150-$200 an hour. This cost is based on electricity (which we didnt need to have when setting up), and someone staying around to lock up after (I was the one that locked up after). Also, when we had our rehearsal dinner, the temperature was around 50° because the heater wasnt on yet..I understand that it was 10/28 in MN, but I think heat should probably come with the venue. I was told that they usually charge extra for the heater to run, though, so be aware if your event is in the fall or winter.After the wedding, we were charged $95 because the floors were sticky. We cleaned the venue thoroughly before leaving..and it seems like the lack of heat and lack of toiletries (we had to buy ourselves) would have made up for it. Apparently not.It was a really cool venue, and they are flexible with vendors, but there are a lot of small restrictions and extra costs, so if you go with them, make sure to ask a lot of questions.
