I cannot say enough good things about this property. Sue and the entire office staff have been amazing. We have lived here for a year now and couldn’t be happier. If you are looking for a quiet, family friendly, extremely well kept community to live in this is definitely the place.

Riverbrook is a WONDERFUL community to live in. Heres why:Management is very easy to communicate with and happy to answer questions, and maintenance is friendly and responds in a reasonable amount of time. If you follow the community guidelines, you will only have positive encounters. They really understand the importance ofThe community itself is fantastic and very family friendly. The neighborhood always feels safe to walk in, and there are almost always kids playing outside together. Aside from the sounds of kids playing it is a quiet and peaceful neighborhood. Ive never had a package go missing from my doorstep or had any concerns about foul play. Also, since management enforces the community rules, the entire complex is very well maintained and was far above my expectations of a mobile home community. Plus theres lots of opportunity for parking on each lot.Finally, the location is great and the homes are a great deal for the amenities that come with them. My husband and I decided to move on and buy a house... but I was sad to leave Riverbrook. I cant recommend it enough!

At first price to rent is great, management is on top of things. But their maintence workers are short handed and over worked. They tried charging us $2000 to fix a vanity sink that was already cracked when we moved in. Carpets were not cleaned before we moved in and we are positive that a dead animal was in the vents before we even moved in.

The staff is very friendly and they are just amazing. We had only a couple days to move and they made it work with us. The property is very nice and kept up. We absolutely love our home very nice! Thank you to Riverbrook staff❤️❤️❤️❤️❤️

Moving in, we didn’t know what to expect, but over the last 4 years we have had a great time here. The pool was always nice too cool off in, on the hot summer days, Sue always went out of her way for use to ensure things were taken care of in a timely fashion. Even through covid she never stopped reaching out to us.

Mauricka is the best! She always keeps me in the loop when homes become available. I appreciate all she has done for me thus far.

Just moved after a year, high rent in can fly an American flag and cant hang anything on the walls, overall not a bad park, just very odd rules

I recently had a backed up toilet and sink and maintenance was there within an hour. He took care of everything in only a short time and was so polite, friendly, and helpful. I have lived here for over 2 years and they have always taken care of any issues I may have had. Sue and Kaiden are always friendly and helpful. I wouldnt want to live anywhere else. We moved in here almost 2 years ago when we first found out we were expecting our daughter. Wanting to get out of the tough area we were in we decided to move north. When we found this place we jumped on it right away! The community offers so many things! One of the best things about the park is how clean it is! On top of that the people that live here have all been so friendly and welcoming! At night, it’s quiet! This park is a wonderful place to start a family! The staff is very helpful and respond quickly! Anytime something goes wrong in our home someone is there within an hour to fix the problem! We have very much enjoyed our times here! Great place to live!

I have lived in Riverbrook for over a year now...they keep the park very clean in the summer and plowed in the winter...the maintenance crew people are a awesome bunch...and the ladies in the office are amazing!They have brought in numerous new homes...and are always doing things to improve the park!Keep up the great work guys!

Im a loner and I love my space. So for the most part I LOVE how friendly my neighbors are and how its peaceful and quiet. Management Ms Sue and Kaidence are the BEST!!!They make sure the community is clean and EVERYONE is accommodated! They had great community gatherings for everyone but due to covid it has stopped.

Lived here going on 2 years. Very well maintained and simple rules. Before Covid, lots of things were done for the kids and other residents. Very nice community to live it.

Weve been living here for 2 years and i have to say when ever theres been an issue with our rental its fixed in less than 24hrs. The manager has a very big heart and she helped us out in a very hard time for us when my sister passed away. They keep the place clean and the neighborhood is very quiet and safe. Im glad we chose to move here 2 years ago.

The day after the big snow storm my car got completely stuck in the road and one of the plow drivers was kind enough to push me out of the drift and then he plowed a path for me to get on Gratiot. He was very kind and Im very grateful.

Dont work there dont pay there employee vacations when they had earned it plus they lie to employees during Covid last March 2020 a maintenance man got laid off 2 months later asked him to come back offered him a dollar raise he came back they only gave him 30 cents he quit a month later stay far away plus they never fix stuff when it breaks go live somewhere else

Out of all the places I was interested in living Riverbrook, by far the most professional and they go above and beyond just their job title to help.Sue is the manager at Riverbrook and I have to say that she runs a tight ship. If you are a responsible individual then you shouldn’t have any problems. I love the fact that there are rules and regulations you must follow to live here. I lived on base housing for years so for me, rules are fine.Many businesses say they are willing to help out veterans. Riverbrook went above and beyond. I cannot express my gratitude to everyone at Riverbrook that has helped out this veteran.

I was super excited to move into my rental home this past April. Everything seemed top notch at first. Now, 5 months in, we still do not have grass. I have called the front office and spoke to the assistant manager every single month since we moved in, in which she would respond “they’ll have it done by the end of this month or early next month.” It’s almost the end of summer. We haven’t been able to enjoy our yard, have bonfires, set up our outdoor furniture, or even give our dog a proper place to go to the bathroom because we have no grass.

Ive been in riverbrook for 11 years that last few years they have been steadily improving the new maintenance and office crew are great .I would recommend as a great place to raise kids or a quiet community to enjoy retirement..

If I could give it zero Stars I would. We had the master shower would not drain during the winter, continuelly told them, never got fixed,roof was leaking for months, patched but never took care of ceiling, leaked again finally fixed roof, still never took care of ceiling, and more issues.Allowed certain people to sign 6month lease, but told others had to be minimum of 1yr...Always taking people to court.Try your best to stay away... Praying things have changed since I lived there 3yrs.

What can I say about this horrible, rotten place? Oh, stay away! I wouldnt want my worst enemy to live here. First, youll have to pay a huge water bill. Second, they LOVE giving out violations for anything and everything. Have some kids and they leave some toys on the front lawn? Violation! They expect this place to look perfect while they leave their residents with broken things for weeks! They have so much construction going on in here and theres dirt everywhere. The construction guys block you in. If your home or driveway is falling apart, they dont give a damn. All you are to this place is a number. So stay away!

Great service with a smile. Only use this business. Close to my home. Very polite, wonderful staff. One day I lost my husbands paycheck. It had fallen off my lap when I got out of the car. They, actually, brought the check to my home. How sweet. I bought them snacks and appetizers from a nearby restaurant in appreciation for their kindness. Love

My sister in law lived there with her husband and was very happy with her home and the community until her family grew and needed a much larger home. So they moved right across to Meadow Creek and now they are very happy there. We were always welcome to the community gatherings at Riverbrook and the pool is amazing. Sue is fantastic!

This is a great place for families, couples, and singles. The management is great to work with and will help with anything! Maintenance keeps the place very clean year round. I really love their Bingo night they have at the first of the month! They also have an attended pool during the summer months! And in appreciation to their residents they have an annual picnic! My opinion for chosing Riverbrook for a place to live you will not go wrong!!!

One of the worst places I have ever lived. Especially if you own your own trailer or buy one from them. When you leave they will rip you off however they can. Then they send their lawyers after you if you dont pay their ridiculous fees. I wouldnt even consider it.

I am a single foster parent and I have lived here for over 9 years. Despite the recent and past reviews for this community I have come to realize that most of them dont live here anymore. To live in a community, there are many people that have their good days and bad. Just like my parents told me, there is no pleasing everyone. I came here from another community in Mt. Clemens and there is quite a difference here in a positive manner. The owners and management have come a long way moving forward. The upkeep is a lot better than when I moved here in 2008. This is a very nice family community that I feel is very safe. I have raised 6 boys that I had adopted and as of now, one of them also purchased a home in this community. I would recommend this community to anyone that wants a safe and clean.

I absolutely loved this place! I lived in Riverbrook on Dawn Street for a couple of years... a couple of years ago and I loved it there. My whole family did. It was so much fun! An the parties on all if the holidays the park would throw were great! Ahhhh and the pool, so nice on those hot days, crystal clear and clean. Lots of wonderful memories made there. I often drive through even still and reminisce about the good times.

I have lived here almost 8 years and the management has always been very good to me and my family.. Theyre caring and always make sure you are taken care of. The maintenance people are always on top of everything. Riverbrook is a great community to live in and we are all like family.

Cant wait to move out of here! Roads are still not done but yet they can put in a dog poop station. Changing the residence for water bills they didnt even run up! This place is a joke! shouldnt even have a no star rating

I recently applied to live in riverbrook although I haven’t received a call back or approval I must say that this is the ONLY place I applied to out of the 15-16 places I’ve viewed on the last 2 1/2 weeks Lauren in the sales office made me feel welcomed and like I’ve known her for years instead of a few minutes she was polite and understanding and for me to talk as much as I do she listened to every word even if I don’t get approved I definitely recommend her

Very unfortunate to have to deal with the way corporate is on stuff and they are more expensive then the surrounding mobile home communities.

Have lived here for 2 1/2 years. Its very quite for the most parts. but the roads have been a messed for a year now is unsafe for the kids to play, the yellow park in the back is a joke its broken down. Hasnt been fixed in years, looks the same as i played on it as a child with friends. They keep bringing in new trailers, but they cant fix up the playground, can see what they are about is just MONEY, they do have basketball courts an baseball field that they let go, dont know why they use it as a selling point. Not much for the kids to do as they make it out to be. besides now they have dirt, rock hills next to the yellow park for the kids to get on. doesnt seem so safe but the the park dont seem to mind. The maintenance lady (with blonde hair) is super nice, shes always has a smile an waves to everyone. other then that to much going on it the park, besides we are still paying a debt water bill to new haven, an they arent sure when that will end. JOKES.

Riverbrook is a family oriented community. Thats my favorite thing about living here. Lots of safe playgrounds for the kids, people always wave, staff always ready to help with things around the house.Horseshoe pits, baseball diamond, tennis court, even a fishing pond for the kids. Events are planned for holidays with the focus of Make a Wish, one of my favorite organizationsCant wait for the pool to open. Looking forward to a great summer with our neighbors & community staff.The staff here are great people to work with to fix a problem, stopping just to say hello or letting you get dirt off the truck so you dont have to go get it yourself.So glad we live here. Come see the place, you could be happy here too.

Riverbrook is a great place to live in and call home! There is so much to do in this well established community from the recreation areas to the events that the management provides. Great neighbors that are always willing to help out one another. Maintenance is always on top of keeping the community looking perfect spring through winter!

Great community that is affordable as well. The management has really made an effort to upgrade the neighborhood, as the roads are being redone, and there are brand new homes being brought in regularly. Safe community that is definitely on the rise!

Initially, I was attempting to rent with the Meadow Creek leasing office, and was met with prompt professionalism. However, that employee no longer works there, and my business was transferred to the Riverbrook office for various reasons. Throughout the application process, I could hardly get a response back from the staff at Riverbrook after leaving repeated emails and voice/text messages. When I finally did reach a staff member, they were brash, apathetic, and displayed an extreme lack of professionalism. Due to the company attempting to sell houses more so than rent, my business did not matter to them. I was force to jump through hoop after hoop, and when one demand was met... surprise! Theres another demand they pull out of the blue. I have moved locally and cross country numerous times and have never been met with such difficult staff, nor such ridiculous demands which made it nearly impossible for me to move in. On two occasions, I was told that my deposit (which I handed over at the beginning of the process) was put down for a specific property. However, I was later told that the home had been sold. Again, my rental business did not matter. This company literally had me in tears. Because of their games, I was forced to look elsewhere at the very last minute after they strung me along for nearly a month. Granted, their prices are the lowest in the area, but youd be dealing with some shady unprofessional snakes.

This place is not to bad but for the water bill is to high for 2 people 75 dollars. Maintenance just help themselves to do anything they want on your property in the streets need a lot of work too many potholes

Roads are a mess and trash is EVERYWHERE. Parking spaces are difficult to get into, like jumping a curb. From what I understand, the facilities are not well kept either. Fitness center flooded, and information center is very dirty. No one stops at stop signs and people drive well over the posted speed limit. Youll need a map to navigate the maze of roads as well...

Best manufactured home community in Michigan. I just can not say enough. Check out their new office and see what everyone is talking about.

The team at this office are so knowledgeable, helpful and really care! Its such a difference from other communities. I never feel like Im rushed or unimportant, and the community events are so fun!

Very slapy streets and very slapy messy ground Crue and very lasy works in the winter thay never clean up the snow or put down salt on the streets and very slapy managers and lays managers lat the owners need to replace with ones that Care about riverbrook so please get managers in there that cares about this place and just not showing up for whatever thay want please replace the ground Crue and the managers because these people are very slapy and Layze

Horrible management and even worse maintenance people. No communication with residents. I was only a renter. I was sick for a year only to find black mold in the back of my closet where my clothes were hanging. This was due to a repair that was supposedly made earlier. It was a horrid experience. If u get lucky enough to be on a quiet street, its not a bad place to live.

Roof leak over a year ago and it took til November for them to fix the roof, then took til January and February for them to fix the mold and water damage from the leak . And still waiting on them to put in the new window to replace the old one covered in mold . I was told it would be done in March and its May and hasnt been done and my email to them have been ignored . This place is horrible. They also tried forging their copy of our lease to get us out a year early. They literally used White out on the year and hand wrote in the date they wanted. We had to tell them go ahead and take us to court over this, but our original lease will hold up over your forged copy . They then dropped it . Please dont move in here you will regret it . We also have to pay for water charges that arent ours .

I lived here for three years.When I was first interested in my home they sold me b.s I got ten different story first I told I could rent and it turned into buy only so they could make a sale. At the time I thought well maybe the park person I talked to didn’t know what they were talking about when they said I could rent but I learned differently after they did it to multiple people I know. After I signed the paper the park told me I had to pay 53,000 because the house was redone and everything was new but not even a week living in my house the heat nor air worked at all I called the park and they sent someone out. The company came and told me that they told the park week prior that it didn’t work. But everything was new right... and the more I lived there my walls cracked after two months from cheap paint, the plastic bathroom designed peeled from the wall after a couple months. My shower my master never worked they sent out a worker when I first moved In but the job was not done right and after a couple weeks went back to not draining. Mind you they told me all this was new but in fact the only thing new was the fridge, dishwasher and stove they gave me cheap paint the floor peaked up easily. If you don’t have to live her don’t the front office is rude they complain about everything. They don’t ask you for permission to use you water from your home when you owned it which is illegal to water the sod they put down without even notice of doing it which they are supposed to do. Don’t fall the same b.s I did.P.s riverbrook I did call more than once and I have record of it and I also have pictures of the paint that was used in my house and the cracked results it left on my walls with your workers in back round I had indoor and out door cameras.

Park is not bad they are updating most of homes

Worse than the Brewster Projects.While I cant speak from the perspective of a resident, I can speak as a contractor that has done work at Brewster and Riverbrook. While doing work in the projects may not be very pleasant I have never had threats of violence made against me or my coworkers. The same cannot be said of Riverbrook. On May 28th 2015 a man brandishing a firearm threatened both myself and a coworker. HomeFirst management has declined to do anything.If youre looking for a safe and friendly neighborhood for your family, look elsewhere.If youre looking for a place where you can act like a raging lunatic without repercussion, then Riverbrook is the place for you!

The park is nice and it self management is horrible

I lived in Riverbrook for 1 yr & broke my lease to get out of this place! New management came a few months ago & just was giving everybody hell throughout the park. I rented a home & when you rent a home through the park they come into the home & inspect your home & look through your personal things, stove, frig & dishwasher if you have them along with closets & other things around. The water bill since the new management came in had tripled for me to almost $100 & I didnt have a change in the way I used my water. I wish someone wouldve warned me because I wouldve never moved into this place. Maintenance is very noisy & as stated in a previous review will just come into your yard or around your house because they can.
