PLEASE READ!!!Many of the 1 star or negative reviews are from over a year ago. This company has been bought out 3 months ago and has a completely new way of operating. They hired new friendly staff, only operate in new homes, & strictly work with Legacy Housing. They offer lots of options for financing that don’t screw you over!! They are honest, courteous, & knowledgeable. I would most definitely recommend checking them out as they offer new good quality homes at an affordable price!

We bought a modular home from factory direct 3 years ago. The customer service is great while you are purchasing from them. But once you actually have your house that’s where it is tricky, if something is wrong it’s like pulling nails trying to get ahold of them and them getting someone to come out. Yes I know someone recently took over but just this year our master bedroom window was leaking from rain. It only took them a couple months to get back with me. Well actually me calling again today 5/24/2021 and them letting me know the Windows only have a year warranty. I can go on and on about all the issues we have with our house. Do not purchase a heritage house!!!!

We visited looking for a solution to putting up visitors (friends) that just want to show up. LOL they had some nice options. We looked thru a couple of houses.

Great service! Very knowledgeable staff and a good selections of homes on the lot. I was very impressed with the way the homes were built and some of the small details. I would highly recommend this place to anyone looking for a new mobile home!

The customer service is stellar, and with lumber prices so high, I’m amazed by the fantastic pricing. They’re on the ball. I’m hard to please and high maintenance, so I leave good reviews when I notice people going the extra mile. They went the extra mile. 5 stars.

Bill, Pam and Nick are FANTASTIC!!! These guys WORK to make sure you dont have to do a lot of work to get your home delivered, set and moved into! We were so pleased with the quality of the home, the coordination of all the contractors to get the job completed and all the hard work the staff at Factory Direct Homes did to pull it all together! Good, honest people that are truly working hard to make your experience a good one. I wish every company were run with integrity and honesty like this one is. Truly a pleasure to work with and we absolutely LOVE our new home!! These guys are the BEST!!!

Do yourself a favor and run from this place as fast as you can!! We jumped through hoops for weeks!! Yes, weeks!! Making sure we did everything they asked, while they sat on our earnest money. After 3 weeks we were approved by 21st Mortgage, twice.We set out to find a lot at a park where they had directed us. None were available. We found a lot elsewhere and paid the deposit and 1st month. They then told us that because we had changed where we were putting the trailer the deposit had TRIPLED! Went from 10% down to 30% down! From $6,000 to $18,000!When we refused to put 30% down, our deposit and lot rent were forfeited. Not to mention they completely butchered our credit, dropping both of our credit scores by over 20 points by running us through for mortgages repeatedly, which they denied but wd still have the paperwork (2 mortgage approvals and at least 4 wanting more information).Do not waste your time. Youll be sorry if you do.

Bought a used double wide 2 years ago - factory direct repaired roof 2 times - continued to leak off and on with private patching done - finally decided on new roof - they removed TWO layers of shingles then roofing felt to find extreme amount of decking out and replaced with plywood !!! Needless to say it is costly for me now as all of the “repairs” done are rotted out and new decking has to be done before roofing done - this is a double wide and how are you supposed to know about stuff like this when you purchase home unless you rip roof off!! Have had to redo inside repairs as well. Would NOT RECOMMEND buying from them, especially any used mobile homes !!! I would rate 0, if there was one.

Really enjoyed the employees. My wife and I bought are first house from them. They make you feel comfortable and they will bend over backwards to make you happy.

BUYER BEWARE!!! Before you visit this business get ALL the facts on the home you want, AND what you expect! DO YOUR HOMEWORK!! Make sure everything the salesman tells you is also in writing! Just because he tells you its included doesnt mean it is! My sister bought a home there last summer. She fought for months to get the washer and dryer that was promised to her. She was told the corrugated metal roof she requested, would be added, but it was not! She got the shiny, crinkly, metal roofing. Also, many of the windows and 1 door leaked profusely on several occasions during rain storms, even after the maintenance person had been out. Her son finally fixed them. Im hoping mold doesnt set up in her walls! And by all means, please request they put METAL floor registers in your home, especially in high traffic areas like near the front door. I fell through one Saturday! It was PLASTIC!!!! Fortunately, I didnt break my leg OR the duct work!!!! Just badly scraped and bruised!! Again, I cant emphasize: DO YOUR HOMEWORK AND GET EVERY WORD OUT OF THEIR MOUTHS IN WRITING!!! In fact, Id suggest you go somewhere else. Maybe Palm Harbor.UPDATE SEPTEMBER 21, 2018Sis has been in this house almost a year now, and the WINDOWS STILL LEAK!!!!! Whether this is a structural issue or repair issue is not the point now! WHY CANT THEY FIX THIS?????? Why has ANYTHING leaked at ALL????? This was a brand new dwelling????? What will she do if and when mold starts growing in the walls!!!!??????????????? Ive told her to contact the BBB. Maybe even Channel 2 Trouble Shooter. Any other suggestions folks???January 3, 2019 update: Here windows have continually leaked even after their maintenance man, Tim, has been out. Her son and my husband fixed them. Last week, her vents in the bathroom began leaking. After no one came out to see about it, her son and my husband caulked the OPEN holes in the roof! Yes, open holes where caulk should have been!!!! And guess what? Today with this freezing rain, her hallway vent and window are leaking!!!! Who in the world put this house together???? Shes been in this house just over a year now, and has nothing but leak after leak after leak. And dont tell me the caulk wears out after awhile and this is normal aging. BOLONIE!! Ive been in my manufactured home for over 20 years now, and none of our windows have leaked!!!! We only replaced the shingled roof less than a couple years ago!! She needs a lawyer, but cant afford one! Would someone like to step up and help her here? Shes been totally taken advantage of!!!!

A most disagreeable experience. We have a considerable savings dedicated to a down payment, however are just beginning to look and are not at this time interested in applying but in LOOKING. At this establishment we only wished to look at a property.The fellow we talked to had serious attitude about us applying before we saw a property. He gave us to understand that if we werent ready to apply we werent ready to see a property. We wound up leaving to avoid further harrassment. Do NOT recommend

I got some ideas...I can build it cheaper, but this could be a good option for a lot of people.

We bought our home a little over a year ago from FDH and absolutely love it. Bill and Cliff were such professionals during the whole process. We custom ordered our home and they made sure that we got exactly what we wanted. All of the setup crew, movers and installers that were recommended by FDH were top notch. We would recommend FDH to our family and friends and will definitely use them again for future purchases.

I highly recommend from experience DO NOT BUY A HOME HERE!! A new home for $36,000 was purchased brand new and had many issues, toilets, both doors, broken trim, drawers, cupboards and refrigerator that leaked water, 2nd fridge door was all dented and although those issues were addressed as they should be paying that much and expected a new home then they hire a person to do do air conditioning unit and does not level it properly but shoves sticks under which i had a problem with then but over time has eroded with rain and is leaning like the tower of Pisa. 5 yr warranty but was just informed that that only includes the mobile home itself but if the whole unit goes they will replace it. I was also told by an employee that someone would be out last week and guess what NOT!! Straight up lied. Great way to conduct business. I am going to leave it and allow the bearings to go out due to its position within 2 years that is left on the warranty and then they can replace the whole unit and accrue more $ for that than just sending someone out NOT TO RIG IT BUT FIX IT RIGHT! I also have a friend that WAS just about to hand them money for a new home but after the way they have done my 86 yr old mother HE WILL BE GOING ELSEWHERE and if i hear of anyone even thinking of buying from FACTORY DIRECT i will certainly steer them elsewhere as well. Word of mouth is a powerful thing. Also will be posting this on twitter, Face Book, Insta gram, Snap chat and any and all social media sites
