Lived here for a couple years neighbors are nice. people wont stop parking in your assigned spot no Matter what the park say.If I would like to see anything improve I would like to see-Assigned parking being kept up-The roads be fixed better then what there doing-And maybe a pool.... Please.

The spark is trying but it needs a stable management. Most of the residents in here are incredibly nice. We still have a few problems with drugs and guns other than that its a very nice place to live.

Floods everytime it rains and they dont vare to fix it

Big let down. And not very professional. Could have approached things differently. Was told one thing and wasted time and dropped my credit because of managements mistake and they just completely stopped responding until they sold the home i was going for instead of just saying someone else got it. I just wanted to come in and fill out for rental since I was denied for brokered home the first time and told I was approved for community owned. Re applied like management told me too just to be told I was denied again and was never approved. Management stopped responding at all for 3 weeks, no return calls, in office but not responding or answering, Doesnt look good . Make sure you have all the information correct before doing business. And I was approved for the community with no problem 😊, it was Triad financing that denied and explained to me that Amanda was wrong for telling me I was approved for a home owned by the community. I have all the messages and calls recorded. But Thanks anyways.

A lot of riff raft and the streets through the park need to be paved as in the roads are junk. The people on 229 though are exceptional guests very attractive and should be given free lot rent because people that attractive should not have to pay lot rent when they do nothing but increase the visual value of this community

My husband and I were approved and were told we would be on a waiting list. We were supposed to get a call back the next day about a possible update however that call never came and it’s been about 2 months. We found another place that is new and has a better reputation however the lack of communication from this office in the process allowed us to see early on how our experience would have been living there.

This place is one of the worst places I have ever visited someone at. The parking lot could literally swallow your car whole with all the potholes. When it rains it floods out the parking lot. And the guys who pick up the trash leave more of a mess afterwards then there was before

I just want to say the only reason I am giving one star is because of the management. The park is very nice. I was visiting my sister there and I kept saying how nice the park is. But that’s about it. I was helping her with something at the office and Amanda was not friendly at all. She acted like she didn’t even want to help us with a situation. She told us what we wanted to hear Just to get rid of us. She lied to us, and said one thing but the total opposite happened. She has very poor customer service. If I owned that park, first thing I would do is switch people in the office. I would be embarrassed if I owned that park and knew how she was treating and talking to customers. I would never live here after the kind of customer service I saw from her.

I think Amanda is a great manager she does a proffesional job and always very friendly and polite and joe the maintenance guy is awesome does a great job now if the owners could fix the roads that would be I also want to add the speeding and blowing the stop signs need to stop Amanda can only do so much people need to step up and report these people that would help Amanda she cant address people until people tell her who it is if you want to live in a nice community this it the only thing bad I could say is the owners need to do their part you raise lot rent but dont do much to improve please fix the roads to end my review I want to say again Amanda is a greamanager helpful friendly and polite and joe is great thanks Craig vgreat

Road conditions were kinda lack luster. I had less turbulence on my flight here.

Roads are absolute trash. Pot holes larger than a car tire is round and deeper than one is wide.

I am very disappointed with the property and the staff and also I have been trying to reach the corporate office to discuss our problems and Amanda keeps giving us issues and the run around and not good with customer service at all. I would appreciate if corporate can reach out to us some how

Tara is the best manager this park has had in a long time. She cares about the community and the residents. Her staff is great! Tara has done excellent community events which lacked in the past. The staff has helped me around my home and Tara herself came and pulled weeds in my flower bed when I broke my foot. There is no other park that will provide you with the customer service we get here. Keep up the good work!

Absolutely amazing experience, the Leasing Agent who works in the office was very professional and courteous. My responses time on my application was very quick and I’m super excited about moving in!!! Thank you College Park Estate for the awesome experience!!

Leah is super helpful and friendly, but that’s literally all I can say decently about this place. Every trailer has broken blinds, sheets or blankets as curtains, people leave their laundry on the Roofs of their shed and not to mention THE FLOODING. Trying to get home yesterday and my car stalled out in water that Was reaching the bottom of my door. Of all the residents that passed my tiny car in their suvs while pounding even more water into me, a man named Phil ON FOOT helped me and piggy backed me to the car waiting for me. The water didn’t recede until 5 am the following day and the damage to the homes are HORRENDOUS. I’ll definitely be moving.

Not pet friendly. They will make you get rid of your pet unless its a cat or small dog. Ive lived here for 8 years with no problems but the new managment dont care about anything. Moving soon!

I dont no who put that review up on a response I supposedly put up about Tara coming to my home and pulling out weeds in my yard cause I broke my foot, by the way I never broke my foot and Tara never came and pulled weeds out in my yard lol. Dont get me wrong I like Tara and the management but that never happen. I never wrote that but when I find out who did its not going to be pretty acting like me. Definitely not safe for children. People speed up & down the streets even though theres a 15 mph speed limit. Many, many stray cats, lawns not taken care of, many pit bulls although park rules prohibit big dogs.

Today was my first time visiting the leasing office, and I would like to add that the worker Leah was more than helpful. I really appreciate you!!

Decent trailer park. Good maintenance crew and staff. Too many cops just sitting here and running plates tho. We need you to patrol, not just give out fix it and insurance tickets.

If you love not having water 2-3 times a month but have super high water bills then this park is for you, if you like people driving by shooting your cars this is the place for you, if you like the ghetto kids keying your car this is the park for you. The management is relieved of their duties at least once a year and it take 2-3 months to even get a NEW manager. Lived here for a little over a year and seen 3 managers already. It use to be hard to get accepted to move into this park but now they take any douche off the street. Id look elsewhere.

Pros.The staff are nice people.Cons.Its a terrible ghetto down a horrible dirt road. Would not recommend. The police are present a lot.The woods nearby provide a heavy amount mosquitoes. People park thier cars in their lawns, in the middle of the street, loudness in the early mornings, cars speeding. I unfortunately live next to a very ignorant woman who just yells and screams profanity and has smashed my trash can with her vehicle into mine and the park seems to be scared to do anything.

Visited my nephew here. He recently lost his wife.

A decent little community with a cleanly appearance most of the mobile homes seem nice.

I live here now .. worse neighbors ever that live next door ... Ive called the police several times all they fo is fight and scream all Hours of the Night even The week days when you have to get up and work at 5 am my neighbors are up drunk High and fighting I wouldnt recommend this place to my Dead Dog! Oh and there is never any hot water so youre gonna take a cold shower everyday you live here!

Horrible place to live. Nothing but problems!! Extremely expensive water bill and horrible shady neighbors. The manager is a total liar. The place floods, they plow you in in the winter, and maintenance is a joke. Dont move here!!

This place bread stupidity! From worthless staff to shady residents. No only does this place have to worry about their own residents but the residents of the other two parks frequent the playground area. It is not uncommon to go by the playground area just to see the swings busted and unusable or teenagers hanging around the play scape area. Cant begin to recount all the maintenance issue the park has because they will do just enough to get it fixed but not enough to do it right. I rented a brand new trailer and they are so cheap they are not even worth a fraction of what they try to sell them for. Forget trying to get ahold of the office staff, they never answer the phone, to busy standing around smoking to do their job. The complaints can go on and on. My advise is stay away from this park and Sun communities as a whole.

In regards to the manager, Dottie Delong. I would like all residents to understand that when your community employs a manager it is your right to investigate that person. Many times with positions such as manager there is no training required. In Dottie Delongs case, so far, I have learned she uses many aliases and she has not been completely honest on her resume. I will continue to gather the information needed and forward it to Sun homes. Good luck to all of you.

Does not appear that people keep an eye on there children here, as there is NEVER an adult anywhere near the park. Alot of fence scaling and swearing and children fighting

Since day one there has been nothing but problems ranging from fraud to just outright bullying the on site manager is absolutely under qualified for the position as well as just plain rude we have had the water shut off 13 times in the 4 month span residing in this community as well as break ins instead of reading the meter and charging u for your usage of water they divide it among all the lots and i have met smarter rocks than the maintenance and site manager put together they will slander your name and as we speak there is a petition being passed around to have Darlene Delong removed to to incompetence and overall poor attitude as well as many illegal activities there is an extreme double standard for certain residents as they help miss delong o when them residents violate site rules they look the other way overall poor living conditions plenty of problematic residents and some of the worst managerial skills ever witnessed in the wise words of siskel and ebert TWO THUMBS DOWN
