Some of the trailers are a bit beaten down but if you buy a new one Their great the neighbors are all different and its definitely not a place i would. Recommend for anyone with children.

None of the pics are accurate. U have terrible homes for way to much and on top of that it is a very poorly maintained place. The mobil homes are way too close together. And the streets are full of garbage and potholes that never get fixed. Parking sucks. Cuz its all street parking cuz the mobil homes are 5 feet from each other.

When we first moved in it was much betterNow they allow anyone to move in and the Police have to come in almost every day. Just yesterday, a neighbors tires were slashed

Terrible place to call home.Was promised a shed 3 years ago, still nothingYour calls will be ignored. Took a week for a plumber to come to my trailer. Plumbing has been an issue since I first moved in. Nothing ever gets fixed.Roads are terribleThe roads get flooded when it rains.Sheila has an attitude and will leave you on the back burner just because she doesnt like you.Unless this is your last resort, look elsewhere.

I dont live here but I constantly have to throw their residents out of our pool at Academy/West Point. Not impressed with this place.

Cops like to hang out at the gas station across the street from here be careful speed traps

Decent enough homes, but mgr set us up on viewing & then stood us up. Never even called us back.

If there was a negative star rating, this community would receive it. Management is consistantly aweful. Dont move on Josephine, the asphalt is not graded right, water collects and our vehicles got stuck in the ice during the winter months, and you have to walk through muck, when it rains. Dont complain, nothing will get corrected. I would suggest, viewing police records prior to making a decision to live anywhere but for Sherwood Village in Canton, police are frequent visitors. If you live here, make sure you call the after hours # with your complaints, and maintenance needs, so there is a record of it and buy a camera to watch and record your vehicles but it wont catch who plays their music all night with the bass on. Dont forget, you have a choice where and how you live! Good Luck Renters!

Lived here over 20 years and much like any other mobile home or manufactured community they have their good and bad.... Sherwood leans towards the bad most of the time just because of management changes which are not good most of the time and some terrible individuals who live here which you also get everywhere but it seems to really works its way down to the kids who as bad as the parents. Not all, but a huge majority are destructive and disrespectful. Have had numerous windows broken, stuff thrown at house as well as things stolen from my yard and the park always refuse to do zero. So if you can deal with the bad, then the good isnt horrible and it is cheaper than an apartment.

My son is looking into getting a little trailer. The saleslady who gave him paperwork had no mask on the entire time dealing with us and another customer she was handling at the same time. The appointment was running about one hour over scheduled time and was pretty confused on what she did or did not have available for purchase. Very unprofessional.

I lived here for about 4½ years, and it was a fairly nice and safe trailer park. Lot rent was cheap, but the lots are incredibly small. Trailers are wedged in like sardines. Your yard space is so small that you can barely do anything other than plant a small flower bed. It is in a convenient location, but there is always a very loud and constant noise of traffic on the highways. The streets are very narrow and broken; parking is very problematic. Their community rule book is incredibly detailed, but they very rarely enforce the rules and never address your complaints. For years, my neighbor’s yard was filled with a mountain of garbage that smelled horrendous, and I complained many times. There are stray cats everywhere

Our experience has been wonderful! All of the office staff has been diligent, professional and expeditious in getting our purchase taken care off! Im am delighted to have such a great crew.

Good starter place to save money for investments and business. Highly recommend for group of new shareholders to launch a business.

The roads are pretty rough, but the lot rents are reasonable and I havent had any problems with the other residents.

The management doesnt listen, assist or respond to concerns or dangers in and around the park or your home.Terrible place to call home.

Sherwood has enhanced there properties since 2016, I had lived in Sherwood over 30yr ago. And the management has changed making the community much safer then back in 1983.nicer Newer module HOMES.amazing and safe place to reside.

Terrible communication from the office. Power goes out every month!!! Been waiting on a shed for over a year!!! Water was turned off to the whole community with no warning even though they knew beforehand!!!!

Before bayshore owned the parks they used to maintain weeds and do TruGreen treatment every year, work on roads and driveways, keeping the park clean.Now with bayshore, the fences are broken down and unfixed, exposed nails in the fixed fences. Weeds are everywhere, they keep raising the prices with very little back to the community.I cant wait to move out.

Bought our home in SV a few years ago. Started out decent, now with new ownership, rent bills are late, here it is January 3rd, no bill yet. If paid after the 5th, they charge a late fee. Never in my life have I had to call to get my bill on time. Seems lately every month we have to call for our amount that month. Get it together people!!! If youre THAT busy, hire more employees!!!

I have had friends live here and they say it’s great. Seems like the Police are always in the park. But too me that’s great to have a Police presents.inhave called a few times and the ladies that answer seem really nice.

Moved in 7 months ago and was told that I would getting a shed and still nothing was told Id be getting grass planted had to plant it my self the manager who lives here is a drunk who sits out side gets wasted tells everyones business to her friends/family nothing is kept in the office when it comes to your personal or financial situation if you see her with a little Tumblr and a straw its its booze the favoritism is ridiculous

It took us a while to move in but the day we were able to move in was really worth it, Sheila & Madison are doing a fantastic job at the front office, they are always busy and they always make sure everything is done correctly! Thank you & keep up the work!

Rent is kinda high for a 2 bedroom. Luckily I have good neighbors. I dont know if I will stay longer than a few years.

Took a month to get here, but the office ladies have been very sweet through the whole process. Especially since their always crazy busy, very friendly staff. And tons of brand new trailers!

Shella and Derrick as managers do not follow up on concerns for your home. I have lived in my home for 3 years and had a cracked walkway & pavement under the stairs. Over time it has worsened tremendously, my mother who visited fell and fractured her leg & part of her hip because of this cracked pavement issue. I have addressed this first with Shella since I moved in, then revisited the issues years later to Derrick, I have had endless promises from Derrick to “look into this & give me a call back with an update” Derrick never followed up with me, despite calling numerous of times and stating again & again that he’d “follow up” Shella has now become rude about the situation when I finally received a returned response. I received a response 3 yrs later AFTER someone else filled in, in the office for Derrick who answered the phone named Tara who was VERY helpful and worked on the situation that day to get Shella to respond. I STILL don’t have my pavement fixed, I have a young daughter who fell on the tremendously broken pavement also, I continue to call the office and no one has returned with an update.Despite this fact, new homes are being placed which makes the park look a little nicer. However still too many very old, “trashy” looking homes have been eyesores over the years. Also, if you ask for the managers name whom is higher up then Shella & Derrick, you would be told “I don’t know” as I was told this also.

Dont rent/buy here. Take your chances somewhere else. Office staff have nastiest attitudes and manager no better. They changed locks on my home and put all my stuff out without notice so residents just helped themselves to my things. No one called me or mailed me anything prior to entering my home

Would not rent here. Sold my house a month ago and you would think it helps them out cause I found someone else eligible to move in. Have yet to receive my 400$ security deposit. Office was always complaining about my service dog who is registered. When I first moved in I had a month to report problems. Reported a pipe leak and they came out and duct taped it.
