I am a land developer and I have purchased many manufactured homes in the past. I purchased an existing home that was on the lot at Legacy Outlet which apparently was being used to store unused staging furniture and was impossible to walk through. That was the first clue that this place was not a well oiled machine, but I wanted that specific model as it had all of the features I was looking for and it was available. We negotiated a price and I left feeling pretty good about the deal. When the home was delivered to my property, the experience took a turn for the worse. The lone installer set the back half of the home to the foundation and while trying to attach the front half it slid down and almost crushed him! He got both halves together and left as it was late and was going to come back the next day to finish. A week later he came back missing part of a finger he lost on another job. It took another month and multiple phone calls for the trim out to happen and they only did half of the list as they said they did not have the parts. It’s four months later now and the roof is still leaking from the poor installation. Phone call after phone call, three different office managers later and endless open tickets. Once they have your money, the transaction is over. BEWARE!!

I do not recommend this company. We purchased a home from them and in the process of moving in the contractors came by to fix a place on the floor that the seller sent. We were told that we were to live there 60 to 90 days and make a list of repairs. The contractors fixed the PLACES that were seen at that time and I signed a paper stating that I was satisified thinking that it was for just them coming because they were sent. After sending in the repairs that are needed because of course we found other places on the floor that were not found that day, I was told they were not coming out to fix the floor because I had signed off on a paper that I was satisfied. I WAS NOT AWARE THAT THIS WAS GOING TO KEEP THEM FROM COMING BACK AFTER LIVING THERE AND FINDING ALL THAT NEEDED TO BE FIXED. THE INFORMATION THEY GIVE YOU IS MISLEADING. NOW I HAVE TO LIVE WITH MESSED UP FLOORS IN A NEW TRAILER BECAUSE I WAS NOT TOLD THAT SIGNING A PAPER THAT DAY WOULD PREVENT THEM FROM COMING BACK AFTER STAYING THERE FOR THE 60 TO 90 DAYS.

Would definitely not recommend! I purchased a double wide home several months ago. It was completed and placed on my property 2 months ago. The contractor came out to trim it out, but told me the walls do not line up. He sent pictures and videos to Legacy and asked someone to come out to look to decide what to do. But they never did and stopped answering phone calls. Today the HVAC contractor came out to hook up the heat pump and said he could not complete it because the cross over vent was smashed against the metal bracing and he was unable to connect to it. I have personally called several people at Legacy this week and no one will return my call. I am going to seek legal council as this is completely unacceptable. I am forced to be paying a mortgage on a house that is not liveable . Extremely dissatisfied. Going to speak with a lawyer next week.

If I could give 0 stars I would, unprofessional,Treated me like a child. More then capable of buying the biggest house but was getting sold on a much smaller house I didn’t want. Kept saying let’s find something in your budget before she knew my income. Rude and pushy. Don’t waste your time any money. Go to Clayton they will treat you well!

Its a shame that this outlet has such horrible reviews because I truly like the advertised product on line/the website. I am ranking one star based on reviews & responses. The bad ratings out number the good & being in a customer service driven business myself I would be cautious- skeptical to recieve or give any additional time considering Legacy products with the multiple negative reviews.

I purchased my home from them a year ago and Im having so many issues and nobody ever answers my calls or emails about my warranty.

Had a great experience today looking at a home. A friendly gentleman assisted us. Had to go talk some things over with my dad but we will definitely be returning as long as everything aligns.

Beware, doing business with this group is at your risk.They do not honor contracts or agreements. Refunds are agreed upon but are never given.All I can say is go somewhere else, this place is crooked.

Very poor customer service! I would not recommend to ANYONE! Judging by the reviews already, the owner seems to be aware and doesn’t care. Not a good way to sell anything. Some folks want to look and see if this is what they even want to buy. We were told they were not “tour guides”. Perhaps if you didn’t wear 4 inch heels maybe you would be better advocate of your business. I can’t give zero stars so let’s just say this is a zero.

Absolutely unprofessional. Had so many issues. To being we first went to put money down on a home in June. It’s not about to be September and we still don’t have the home. In the price that was included we were supposed to have had everything done through them. Instead WE are having to each our to the third parties who are going to do installation of water and power. Also will have the house delivered but not connected until a few days later? This has been the most stressful process for no reason. Even had their moving company call and say “sorry we’re not going to move your home any longer because they are unprofessional and unprepared”. Tried to ask about getting our money back... and the new guy said “yeah, that’s not going to happen.” So fed up, so unless you want to be sold on a home in 5 minutes, then struggle with it for MONTHS, I would not buy here.

I had initially given a 5 star rating to legacy housing outlet based on the customer experiencewe had on our first visit. Its sadly to say that the people that help you in youre homeowner dream will thrn convert it to a nightmare. I have edit my review and not of choice just gave it one stars. Its been confirmed that what other reviews say about this place its true. This company will show commitment until they get paid after that good luck getting things done. They have no emphaty for their customers at all. Do not recommend buying from this place at all...trust me stay away.

My mother in law and I went to look at the homes and got very poor customer service. They barely showed us two homes and was very rude to us.

Showed us one trailer and couldnt get the other one to unlock.

I never had my warranty work acknowledged. I still to this day have the original cracks in the ceiling. Missing light fixtures. Oh! And my water heater every single year gives out! It’s the same thing every year. No hot water, replace thermal coupler, a week later no hot water, replace gas valve, a week later, not hot water. I have a work ticket with the company for my original warranty work. 5 years later I still have no work or estimated time when the work will be done! My card board box still needs TLC from a company that only cares about initial sales. Thanks guys! My two babies are learning about lack of a quality company first hand!

All in working here was a good experience. I saw the owner go above and beyond to meet customers expectations. I saw him do a whole lot for many people trying to buy their first home. His sales reps were the best at dealing with rude customers. They never lost their cool and always kept it professional. Yes I would highly recommend this place not only can you buy your first home but they help you find a decent piece of land to put it on.

Strangest ever. Man met with us and got our expectations. Came out and showed us three different mobile homes. Would not quote a price and was vague on any question asked. Would not show us other trailers. When my wife asked why not he responded that it would take all day. Told us we could come the last Sunday of the month and view all of them that were open. Whole deal seemed shady.We got in the car and drove 12 miles to Clayton homes where we were provided a master key and an option for a guided tour or wonder around on our own. Salesman were available to answer questions as we needed. We plan on moving forward next week with a mobile home there. Could not believe that legacy didnt were not more motivated to do business.

DONT recommend at all!! Sales lady was nice, but a lier! Took them twice as long as PROMISED & a LOT of things wrong w/it, after taking extra time even ~ I mean really.

Recently bought a nice small home from Legacy. Im not going to say there werent some bumps and bruises during the process cause there were. But during all of it Carla our salesperson and the staff were patient and worked with us. As far as i know nothing was promised that wasnt delivered. The men who came out to do some repairs were excellent. I can nitpick something to death, but it serves no purpose cause nothings perfect. Truth is i got what i paid for and Im happy with it. Would i buy from Legacy again? In a heartbeat. Would i recommend Legacy to someone? Already have.

At first I thought we were going to get the home of our dreams. Carla told me they had one acre in Joshua where we wanted but we had to hurry and put the money down to hold the land. We took the thousand dollars to hold the land but couldn’t receive an address where the land was. After a month of getting various reasons as to why we couldn’t get the address we where finally told that land had multiple liens on it so we wanted our money back. She tried saying there was land we could lease but that isn’t what we wanted so we asked for our money back. It took a week to get her to email us the refund paperwork to us. Then almost another month to get our money back. Moral of the story demand transparency from the get go if they can’t provide that move down the road.

If I could give these people a 0 I would. I know a few people that have bought from them and the quality of their homes are horrible!! They are put together with junk and whomever does the construction of their homes have not a clue on building a safe home. After the first week of having it everything starts to fall apart and takes them forever to get someone out to Fix the problem!! Roofs have issues, doors, faucets, etc.... Supposedly suppose to withstand Hurricane force winds, hahaha thats a huge joke.... 70 mile an hr winds had one familys bed and couch moving!! One family had to take off their trim because it was falling off and they had some kind of broken pieces of wood nailed together behind it. Who in their right mind would build and sell a home like that.. Theres no wonder your warranty is only good for a year, after that it really falls apart!! Roofs leak, water comes in under the front doors trim falling off.... Ugh!! Yall ought to be ashamed!! I agree with most on here, save your money and go elsewhere that care about their customers and the homes they build! FYI.... One guy had issues with his roof a couple of weeks after buying it. And apparently never got it fixed correctly. He has since sold his and the people that now have it had to put a tarp on roof because of leaking. Yes I could probably write a book but Im sure you get the idea! I know for a fact if these people had of read these reviews that would not have purchased from Legacy Homes. Run like the wind!

I was approved quickly even though my credit was in bad shape. The manager was very helpful. I would definitely recommend Legacy Housing to my friends and family. The entire staff was friendly and professional.

For a few years now I have been interested in a few of the smaller floor plans. My friend and I went to the outlet on Mark IV and were immediately disappointed. I openly told the rep that I had been homeless and disabled for a few years. As a result, I hadnt used my credit for several years. I had been hospitalized and there were a few lines of unpaid hospital bills, but nothing else. I told him I won my disability case and would be a cash customer. Instead of telling me what he could do for me, if anything, he went straight into all the reasons why I couldnt get a house. There was no available land in the city limits. My friend told him we would use an acre of his mothers land and have it moved in a year or two. He started going into how I would have to have the land fitted for electric, water, etc. Ummm, duh? Im assuming he just didnt want to make this a positive experience. Not once did I mention how much cash I had. I only told him I was interested in one of the floor plans in the $20k range. He told me none of those floor plans were on site because they didnt sell well. He seemed to shoot every one of my bubbles down. During all of this, he was nice, but a negative Nancy.After leaving, I went to Clayton homes and was met with absolute positivity. Because of my finances, I would have to use my cash as a down payment and have a mortgage. Not what I wanted, but at least they gave me options and a Can Do attitude instead of telling me everything the Couldnt Do.

Worst experience we ever had dealt with the manager after we put 7000$ down we were told in the contract move in date would be March when I started questioning them because March was a week away and they did have my money she told me I wasn’t a good fit because I was to aggressive,so they were refunding our money took two months to get it back, I wouldn’t ever recommend these idiots

Nice home, but Im having one helluva time getting warranty service. Bill at B&M Home sales has been contacted by phone, letter, email, text, AND in person. Always says hell get to it. My year warranty is about to run out and Im about to take it to BBB to see if something can light a fire. I even sent my request in letter form to Leagacy in Ft. Worth. No response. Im very disappointed and not sure if Id recommend Legacy to anyone else.

Unimpressive at every turn. As potential cash buyers, we walked in to learn about manufactured homes, and the staff were not interested in making a sale to us. We were the only customers there, but they were too busy doing something other than sales.They spent the majority of time asking us financial questions for pre-qualification, then only were willing to show us one unit.When we asked to see the larger model on site, they refused, and said we could come back in a few weeks for a scheduled open house.We finally left in frustration and drove almost an hour further north to see Crazy Reds, and glad that we did!

Inventory availability and prices are the positives. However, the time share style sales tactics were enough to convince my husband to go elsewhere. We arrived 45 minutes before closing in order to gather information about availability and pricing for a purchase (most likely in the next 7 days). Carla gathered extensive financial information and inquired about the style/size of home we were searching. She then left the room to get pricing from an unnamed individual, showed us two models, and quoted a cash today price. Never in our conversation did we indicate a desire to paying cash or purchase that evening. Carla also stated she did not have pricing information on any other model, and the price would most likely be different if we came back at a later date.We were open in providing information to Carla but could not be granted the same courtesy of open communication from the staff at Legacy Housing Outlet or provided with the follow up information requested when we left.Perhaps if the staff were willing to provide a firm quote and floor plan on all available models that fit our criteria, I may reconsider another visit.

Customer service is the worst. The product that Legacy Homes is producing begins to fall apart 14 months after delivery. When you have issues they lay it back on your dealer. They refuse to stand behind their work will not answer phone calls and will not do anything to satisfy customer complaints. They are never to blame it is always somebody elses problem. They need to go back to three homes a week so the quality of their home will improve. Will never deal with Legacy again and will detour anyone from purchasing a legacy home. Yall need to learn customer service is just as important as the home you produce.

Would go somewhere else before buying here again. The trailer wasnt delivered on time and after delivered our first payment was almost die before we got to move in. Nobody returns calls (even the manufacturer), the setup was never completed we have had the mobile home 8 months now and nothing has been fixed. You can feel the wind blowing every time and has caused the trim to break because it was not done right. The whole experience has been horrible. The only upside is they did finance us in house.

Horrible but Misty my family had the same issues down to the house fire. We are still dealing with issues and now we have to pay 1050 to have our AC fixed because they didnt clear the lines and now the AC company thinks that our compressor is coming apart so now we have to deal with our AC freezing up. Our breaker trips everyone it rains because of the exhaust fan leaking, black mold because of that leak and so many more issues that I just want TEXANS to know and maybe even the whole country. I would definitely not ever recommend this company to anyone not even my worst enemy. We bought our home almost 2 years ago so tell your mom good luck

Was turned down everywhere else. They did owner financing when no one else would. I would definitely recommend.

The owner of Legacy Housing Outlet we thought was a family friend. We went to make a purchase and paid in full for the home, land and upgrades. We didnt expect any special treatment at all but were dumbfounded as to how we were actually treated. First of all we stated that we need to know when our home will be available for occupancy as our family was moving from Florida. We were told a date and our family in Florida sold their 2 properties and proceeded to move to Texas. We were delayed 4 weeks and had to pay additional charges for the rental truck and trailer that contained everything we own. Finally we were able to move in and saw that the post assembly clean up was not done, and had never been done by the responsible party. I found staples and nails with my bare feet in the carpet, and also noticed that on the front deck and porch area where the 2 sections that connect the 2100 sq ft home together did not meet up properly- not even close! Photos were taken, sent to who we thought the proper person was, and nothing at all was done about this. The construction clean up was done by us, amongst many other repairs. By this time we were certain that our phone calls were being filtered/dodged. When we finally got through to them on the phone, hoping for results, we were asked to make a detailed list (punch out) of things in need of repair or attention. When this list was submitted 1 month later we were expecting a call or an approx date for this work to be done. I myself made a very large list knowing that everything on the list wouldnt be done, seeing that I am a perfectionist with attention to detail. One day, after all hope was lost, a phone call came giving us a 2 hour window that a crew would be on their way to do some repairs. They contacted someone other that the actual occupants of the home, and didnt realize that the only person at the home was there sick in bed. How many people would not call the occupants in order to find out when they are available? Not to mention a 2 hour arrival window with a 45 minute ride. As a result of poor planning on Legacys part the work did not get done or started that day and we were charged an $80 fuel surcharge because the work crew came. Because of the sick occupant, they were unable to do any work. I just wonder how I would have been treated had I not being a family friend! I would not recommend doing business with these people, or friends for that matter! And sadly, simple phone calls were not returned responsibly. In closure we learned a valuable lesson on prepaying for something of this magnitude, and that the quality of people, workmanship, materials and follow up service seem to be lacking within this company. We are currently living in the home that we purchased, despite all of the hassle and inconsistency of the owner and his staff. We are doing ALL of follow up repairs ourselves and the phrase If you want something done right do it yourself rings true here at our house. Life goes on, and so should you if you are planning to do any business with Legacy Housing Outlet.Update as of April 2020.. We have been in our home a little over 2 years now and i have had to take out the wall in 2 of our 3 bathrooms in order to repair water leaks that were caused by loose plumbing fittings. In one bathroom 2 correct brass fittings were used and 1 steel fitting was hardly tight and leaking. 2 bathroom sink faucets had to be replaced because of poor quality. I replaced the locking knob on my front door as it literally came apart in my hand one day once again due to poor quality. I believe that a companys reputation along with quality workmanship and components should be #1. Using the cheapest components to maximise your profits and not caring what happens afterwards is wrong. A mistreated customer never forgets and will let as many people as he can know in detail of his experience. What ever happened to happy people that cared about someone else instead of themselves?

We purchased a new doublewide from Legacy. Our saleslady was Tobi.We put $4000 for a concrete foundation and another $2000 for hookups and another $2000 for Skirting. We got the foundation and the hookups but were stuck paying for the skirting out of our own pocket. We have called numerous times to try and get reimbursed for the cost or have them pay the home depot bills direct. Brandon says we do not have any money left coming to us.This has drug on for almost 2 years and we are getting no where.I would never give them my business again. Dont buy from them or you will get ripped off.

I purchased 6 mobile homes from this company and the service has been Horrible! No one will answer emails or phone calls. Once you get the trailer your on your own. I would not recommend this company. Poor delivery time and service. All they want is your money...

Cancelled the purchase due to even with good credit said 10 percent interest they said 2 weeks the refund for down payment be in check in the mail its been pushing 6 weeks and nothing they havent checked even after many calls saying should be there havent given number to call to find out where it is anything

My mother lost her home to a fire and was able to receive enough donations from her community to purchase a new home. We helped her find one at Legacy Housing Outlet. She made a $30,000 down payment and financed the rest. She closed on August 22nd. House want delivered for over a month even though we were told it would be immediate delivery. It has been a nightmare dealing with these people. There are too many issues to list. Including the fact that my mother is now making house payments for a house that she cannot live in due to their lack of responsiveness. We have filed a complaint with the state and are awaiting inspection. They and the manufacturer (apparently a different company...but they refuse to give us any information on that company) blame each other and no one will take responsibility for anything. I would NEVER recommend anyone to use this company. VERY POOR SERVICE!!!

Megan was awful and I could overhear a sales person get chewed out by manager. We came in asking about a specific size and model. She didnt bother looking on sales lot. Guess it was too much work for her. We told her she lost out on a sale and her reply was ok, so what, bye...very rude

The quality of the manufactured home that was delivered to my friend is awful.Walls are crooked, trim does not but up, carpet has gap at the walls.I am appalled at the new home that my friend received. I cant imagine seeing all of the imperfections every day.Shoddy workmanship for sure.

Called and spoke to carla who had me come in and look at available models. She was very knowledgeable and eager to help me get into a home i really liked.

Apparently they only show models once a month. Or perhaps they didnt show me the models because I honestly admitted I was not in the market for one of these homes. I didnt need to see the models because a developer is putting these in a neighborhood near my home. As a contractor for the neighborhood developer, Ive been in and crawled under 10-15 of these homes that were in process of being set. These are lower-end quality manufactured homes. Despite their lower qualuty, there is a market for this type of building. Be sure you look at these AND modular homes, learn the difference and compare the price...these are less $, dont buy these manufactured home expecting to get stick-built or even modular home quality.

After several attempts, no follow up. We are so discouraged, will never recommend or mention this business. If you want a home missing trim, lamps that are incomplete, window screens with a hole, and some other problems, shop with these ppl !!!!!!!!!

I have called up there a total of 5 different times,worst customer service EVER!!!! The girl I spoke with, every time would say the exact same thing-even after already being on the phone with me. Um, can I, uh, call you back in 10-15 minutes......Im, uh, with a, cuuuuuuustomer. Never got a return call at all! All 5 times I have called! When I would call up there to try to get more info again-I never got any type of apology, nothing, I would tell her I never received a call back and her response, Oh ok, well what do you need?. Was going to go through them to get a new home-Im not even wasting my time calling anymore.

They were not very friendly. People were there, but no one came out to greet me. I had to go find somebody. The lady who finally spkoke with me was very reserved looked at me rather curiously the while time we talked. Didnt act as if they wanted to sell to me.

Dont give your money to them because they wont do what they say everything song great when you walk in and everything but ones they get what they ask for to submit your deal they will every call you back and be honest to you I had a bad feeling about this place but a realy need a place to stay at and the price wasnt bad so i give the money need to be able to submit the deal and said you would get a call back no later then friday and 3 months later still waiting for the call. After I and my husband call to see what was going on and we want the money back they said they will call us back but never did we even send txt to jack but never get a respond. I give up on that money will never see it again to please dont even give your money get buy a house that what I did get a house and will 2 weeks I close the deal on the house I get somewhere else and with 4 weeks i was able to move to the house where i have more spaces.

It was a quick and easy process I would do it again!!!!

Very unprofessional, a complete waste of time. They had me drive an hour, and told me I would get it for a certain price and then told me double what she told me on the phone. While in the office she was cussing and complaining about her tire going flat.... I would have rated it a zero but a one was the lowest opinion.

Can not get refund they avoiding are calls..Stay away from this place they have adds listing their home at one price you go in and they give u another price 20,000 higher..I called my bank and they helped me get my money back. and Carla was the sales person

Nice place to start looking for a modular house

Originally we went in to see a mobile home that was on sale. When we got their they changed the price, typical bait and switch. We put down $1000 deposit to buy a home. However we decided not to buy because the interest rate was way too high, much higher than going rate. We requested our deposit back and they kept telling us they would pay it back, but they never did. They are required to pay it back within 15 days, that time came and went and no $1000.Update: Eventually they did pay back the deposit. This place has shady business practices, if you are looking to buy a mobile home you should look somewhere else.

If you want to be lied to and have the worst experience buying a manufactured home you ever could have when it comes to after the deal is done and you cant get anything you were promised done then go ahead and buy a home from Brandon Stanley at Legacy Housing Outlet, seen it so many times.

I have 4 months and I can not get my money back from 12,500 and they do not answer me or a call to all the people who made fraud. We need to join in order to close this company. I am already turning to Telemundo and other means of communication and I will go to the state but between more people we put our complaint will be better my niece and I have spoken thousands of times and blocked calls please people avoid losing your money do not buy here is fraud 😡
