My son purchased a mobile home from them. He and his wife are young, excited to start a family, and believed these people would help them. Not only is the loan through 21st Mortgage, they purchased a mobile home From Magic City for around $40,000 and will end up paying $112,500 by the end of the 23 year loan payoff. With 11.28% APR and 10.64% MONTHLY interest rate. My kids said nothing was ever explained to them. I cannot get a straight answer out of Magic City nor 21st mortgage. I’ve called 21st mortgage several times to request an itemization of where the money is being disbursed and have been promised several times that the paperwork is in the mail. To this day, we have not received anything. The payoff is now more than the original loan amount and they have been paying on this for two years. I am hiring a lawyer to intercede. Do not fall for this. It’s a scam.

Avoid!! Get a copy of their advertised we wont be undersold policy, shop around and see if theyll honor it and beat the better prices you found. And, please be sure you receive, by email, any offers for financing from all possible lenders your application for a loan was supposedly submitted to. Also, watch out for lenders that are the financing arm of the mobile home manufacturer. (Clayton has many different manufacturer names and has two owner related lenders: 21st Mortgage and Vanderbilt. . . You will be steered to them if you are purchase a home manufactured by one of the companies they are connected to. . .)
