My Best friend has lived here for 8+ years & other than the ever increasing, far too expensive lot rent, Its been a decent place for her & her Boys to reside. The Park itself is pretty nice & well-kept, the pool is awesome & all neighbors so far have been super friendly. As for the latest management team running the Park.. No Bueno!;)

Camelot is run down but has open space and could be a good place for children.

Hey they dont care if you smoke pot. Managers dont have any interest in making it right but hey they will raise the lot rent so the people on a fixed income cant afford to live there. Even though the own the home.

They are straight up slumlords if you can find anywhere else to live I would recommend it. they have taken away almost all amenities but yet keep raising rent.it shows they only care about your money.Their maintenance crew is awesome probably the only good thing in camelot

This place is awesome, a very well kept community.Management truly cares and are easy to work with. Its amazing how much this park has changed in the last year, so many homes have fresh paint and manicured yards.Driving into Camelot is like driving into a park, well done.Thanks for such a great place to live.

Management is unfair by fair. Rude and act like bullys. This suv has had expired plates sence January and policy is they have to be licensed but this one belongs to management the guy manager.

Its much better then our previous living situation, but I wish management made greater efforts at communication, when youre talking about peoples homes asking for that doesnt seem like much.

I have lived here for about 10 years and I have seen this place go through a lot of changes, thankfully things are looking really good. Freshly painted houses, nice yards. Some of the people who live here seem to be more of a problem than the management. People speeding, not stopping for speed limit signs, parking on the street and blocking driveways, letting junk pile up around their home and that just looks terrible. There have always been rules in this place and they havent changed much over the years so it seems to me that the people complaining about the rules are the ones that are breaking them. I read some of the reviews before posting mine and some of them are kinda funny, like the mention on the T.V that was taken away ummmmm there is a big T.V in the clubhouse, I see it every month when I pay my rent! It is disappointing that the rent goes up every year but that is the nature of the economy, but it is the cheapest place I have ever lived. My sister lives in an apartment here in North Salt Lake and her rent is $1,150, and then she has to pay all her utilities on top of that. Housing is so expensive any more! I have enjoyed living here, its quite, and the people who live here are pleasant, a few bad seeds dont make the entire community bad. The schools are within walking distance and so is the grocery store.

Needs a little love, just an aged community

If you are planning moving into a trailer community, move into which ever one but NOT THIS ONE! It was the worst decision my family and I have done!Recently I had to rent the clubhouse was excited to see the NEW REMODELING where they took forever to remodeled almost an yrs! No one could use the club house. Guess what!? NO NEW REMODELING happen floor was the same, kitchen was the same EVERYTHING was the same! The only thing that was new were the Furniture in the living room that they have there and some picture frames that was it.After my party the following week I went to go drop off the key and the assistant manager had no idea of where my money order was at and wanted me to leave the clubhouse key! Of course, I wasnt going to!Now I go in today and the community manager tells me that they are not giving me the $300 deposit back to me because of some scratches on the floor next to the piano and that it costs them 9k to fix it! I know a few people that live there and had used the clubhouse and they give there $300 deposit and they NEVER see the deposit back to them! THEY STAY WITH THE $300 DEPOSIT! (I think they are trying to reach the 9K that they need to fix the floor of the clubhouse).Another reason for not it’s not a good idea to live here is during the winter, the streets are not cleared! I have slipped on ice not once or twice while living here but multiple times and have I ever gone to them to complaint! NO! Another ridiculous rule is that there’s no parking on the streets at any time of day! This makes is hard to have family members guest come visit my family and me to our HOME!If anyone that lives in the community wants to join me in demanding some changes around here get in contact with me! I am tired of seeing racism against people (mostly Hispanics) and making it difficult to continue living here! We need to join and make a difference for everyone in this community and if it’s starting to change the community managers let’s start there!

The lot rent is too high. People generally but trailers because they cant afford and House or qualify for a loan so they get a trailer. Lot rents should be 1/2 of what is paid. Had an wonderful Manager who has recently left, it was sad. Its very difficult to get ahold of the office, which is badly understaffed

Lot rent is now over 920 for a pad of dirt downwind from 3 refineries the water is rusty rent has went up every year since bayshore bought the park they are the biggest MHP owner is the US, think of walmart customer service, without any low prices, they bleed you to death always wanting more money if you cant pay they take over your home and flip it beware

This place is kept up as far as mobile home parks go. They have hired enough employees to handle the work that goes into keeping a place like this looking nice. I can tell they have the proper rules in place and that they are enforced. This place looks cozy.

Easy to buy but VERY high lot rental. You could buy a house or apartment for the same price as the lot rent. Spend the money you have to by a mobile home and use as a down payment to purchase something that will be yours.

Last time I checked.. small children.. under the age of 10 are not legal to drive ATV’s with no helmet, seatbelt, nor permit.. plus the vehicles not being registered. Let alone in a trailer park! Cars been nearly hit multiple times, they have been hit multiple times. They don’t look out for cars and coming from a person who works overnight shifts, they get up at 9am.. and start the damn things up. It’s bad enough that the kids father is CONSTANTLY working on his damn trailer first thing in the morning.Guys who drive around the park for “maintenance “ already told him his kids could not drive the ATVs and that same day they got them back out maybe an hour later.

Every year they raise the rent. For what reason? Nothing gets done around here. Managers are always getting fired. Nothing but a joke. Always posting house numbers of people whose lot rent is a few days late. Taping the lot rent out towards the street with the bill showing so everyone can see that. I wouldnt recommend this place to anyone.Rules regarding that we keep our yards kept up yet every week the maintenance people blow the leaves off the street into your yard. Cant park on the street because all sides are fire lanes guests must park at the club house. Thats a hell of a walk if you live at the back of the park. Ill keep updating this.

If it had 0 stars that would be my rating. This place is the worst place ever! They also discriminate against other races. The management is what ruins this park. If you notice the office isnt even open have the time. Our experience was awful. Thats ok though we will see what they say when I contact a equal housing rights and the BBB. Makes up rules. Every time a new manager gets put into the position. Since I have moved in here. There have been at least 10 managers. No one seems to be in charge at the office but, say they are in charge. Yet there is no one above them to call and complain about them. If I sent a complaint to them. I am sure they would throw it away. They towed my car...In broad daylight. When the previous manager whom lost their job a week before. I came into the office to let them know the tow company was towing my car. They gave me all the rules on how to make your front a driveway. None honored the previous approval. This is not right and this is someone trying to make money. Towing only happens at night and, if you are on the sidewalk. being in our own yard is not the sidewalk. This is a scam. Then when you want to talk to someone above them. They can not provide a number for their manager. Very bad service for someone who pays so much to live here. This has gone to far.Reply to the manager.The bad service was for the tow company who wanted to take cash money in the middle of the day. This was the scam. Not your manager in the office. However, All you had to do was call him and you decided you were way to busy to call them. That is all he wanted was you to call his phone. The tow guy. Then you put me off for a party in the backroom. A 1 minute call is all I asked. I also told you I will send you a letter to get a driveway approved. You had no time to help the people you say you want to help. Then you write me on this to tell me off on here. I have never seen anyone reply to a rating. This is not professional and neither was the day I had my car towed. (you cant say that because you fired a manager what was done is now not approved. You made it up cause it sounded good.) This whole thing was never about you but, you did take it personal as if I have no say in this matter. Are we slaves of the community? That is never okay to treat people like they dont matter!Now your female manager she is excellent. Love her!!!

Actually, in response to the management, I was REALLY wanting to move into this park because of the location. You mention that the allegations of someone touching someone is serious. I would like to point out that ALL OF THE ALLEGATIONS that were brought up by everyone who dared to comment are extremely serious. Management turnover, changing the rules on a whim, being told something then having it changed and your car towed, pool never open, doing nothing to make the park better with all of that lot rental money, etc., etc., etc., and charging over $600 a month??? I will NEVER move here now. Clean up the act, lower your pad prices, clean up the park, get the management squared away, and maybe Ill check again another time.

Its a very large community, clean,nice homes, lots of parking and a place to store motor homes or trailers.

If given the choice, I would give a big fat ~0~...Although onsite management is fantastic, they really cannot make lot management decisions that requires management approval.Area management is not people friendly and is piss~poor at management skiills. ...I need to contact corporate who is east of the Mississippi and they send out the same person out every time.DEFINITELY NOT DISABLED FRIENDLY!!!!!!!!!!!!

Was checking out other parks to move to and found these reviews incredibly helpful. I found many more reviews with similar complaints as well. Your reviews were not left in vein and I will be following the advice given. Im very turned off when management of any business responds without taking ownership for complaints. People are people and will make mistakes, even managers. When someone is able to apologize and resolve a customers concern, it shows they are responsible. Thanks everyone again!

THE WORST PLACE I HAVE EVER LIVED IN MY ENTIRE LIFE.. PERIOD. The day I moved out, was a VERY, VERY happy day! Management is a joke! HORRIBLE. I feel bad if you live here, and I feel bad if you decide to live here. You WILL regret it.

Hard to find a place to park my car. Too many people living in this trailer court. Cost to live here is expensive. Sign says 10 mph, but too many people driving fast around the trailer court.

Ive heard nothing but bad things about this place and in particular the management. Please make informed decisions.

Used to live here, my family owned a trailer that I renovated then sold in Camelot. The People are great and my lot was amazing. The management company and girls in the office are what bring the park and rating down. Unprofessional, biased, and just plain rude. They lied about several things when we were trying to sell our rental trailer costing us the sale on two separate occasions with two separate potential buyers. They wouldnt plow our circle on occasions when it snowed and when they did they pushed all the snow into my and my neighbors driveway blocking our cars in causing us issues with being late for our jobs. My family had asked on numerous occasions to have the very large tree in the back of our lot cut down or some of the limbs cut down so they do not fall on the trailer with no reply and no trees being cut. When we had the next windstorm the big branches fell on the trailer and the under shed causing a huge hole in the shed and nothing still was done. These are just a few examples there are many more that I could state but I do not have the time to list them all great place to live if the management company would hire some competent employees and do what they state in the bylaws.

Were moving due to the fact that rules are continuously changing. Plus if you have kids look for a house. Its much easier when you have a back yard for your kid to play in rather than being singled out due to your kid playing with others while the teens smoke in the play grounds.

I have lived here for 4 years. I own my home outright. Even though I own my home I have NO rights that a homeowner should have. Its MY house but I cant paint it. I cant put a gate on my porch to keep my Service Dog in the yard. The parts that I dont own, i.e., the yard, driveway, the parts that THEY own I MUST maintain for them !! They can come onto MY home and remove Christmas lights, patio furniture, etc. How do they have the right to come ONTO my house and remove anything? In the real world that is known as trespassing and theft ! With lot rent going up EVERY year (with sparse amenities that were advertised to get me to buy) I will soon not be able to live in the home I OWN !!! I am 100% Disabled Veteran and affordable housing is what I was promised and have NOT received. I highly recommend that anyone wanting to move in here, DONT DO IT !!!!!

They seem to never take care of the park, theres 2 massive pot holes at the front of the entrance I was coming home from work way late and I couldnt see it and I blew my tire out on it and now Im $550 dollars in the hole because I had to replace the rim,tire, get a realignment and fix my bumper fasica!!!!! Now the real question is whos going to pay for this!

I lived here for 7 years with my mom. The people that live here are amazing, however, I would never recommend this place to my worst enemy. Every year lot rent goes up. Mobile home parks are supposed to be an affordable alternative to owning a house but this makes it hard. Roads are not plowed correctly. When they plow, the trucks rip the speed bumbs off leaving no speed bumps left for the rest of winter. The roads are slick and never have salt applied to them. When they plow the cul-de-sacs that are in the park the guys that plow block all the cars in the driveways making you late for work because its packed snow that you now have to shovel. The pool is supposed to be open on memorial day every year and every year it opens late... Usually about a month later. The hot tub is always disgusting... If its even working. There is no street parking so its hard to have family or friends over without casuing problems. There are so many dogs that are banned from this trailer park you might as well not have a dog just to save the trouble. The community water gets shut off all the time for about a week at a time. This makes is so your grass and gardens begin to die making all your hard work in gardening and lawn care pointless. Management changed so many times you never really know who to go to for problems. They have so many rules about how your home and yard have to look. I could seriously go on and on and on about this place!SAVE YOURSELF THE STRESS AND AVOID THIS PLACE!!!

Great location to throw parties of about 100 people or less.

This is just a warning to pet owners. We recently purchased a puppy from a resident there. We had it less than 24 hrs. And it was apparent that is was sick. Took it to the vet and it has parvo which is highly contagious. We want to warn everyone that has young Puppies. If your puppy has any signs of diarriera or vomiting take it to your vet.immediately. We suspect that the people are being in puppies and selling them without shots or health clearances. The number on the trailer is 59.

I dont even live here and Im glad I dont now. Was looking to buy a trailer and tried to call management multiple times DURING business hours for info. They never answered the phone, never called me back. I sent them an email asking for info as well and got an automatic response confirming that I would receive a response from someone within 48 hours. Never happened. My boyfriend and I finally went in personally to get info and they were extremely rude and one of the ladies seemed extremely stuck up, wouldnt even give us the time of day.Im glad I read the reviews before I locked myself into a contract and all that mess

So i would like to take a moment and share my experience with you. I have lived in the community for 6 years. most of those years have been amazing with a few exceptions, when we first moved in the park was owned by a different company and at that time our home had been broke into 3 times. we had found drug needles at the ran down park and frankly i was terrified to allow my grandchildren to play out side or at the park. The hot tub was nasty and boy do i mean nasty. we where so disappointed that we had spent so much money to move into a very bad situation. Just when we had decided to move we where informed that the park was being sold. we decided to wait it out! And today i am glad that we did. i have read a lot of comments about the Managers being worthless and for a while that was true. We have had many a managers and not all of them the sharpest tool in the shed. We now have a gal names Brandi who at first glance seems very hard and some times harsh in her actions and wording in some news letters. but her is why i now realize that is what was needed to clean this place up. I can now go to the park with my children and they can play in a clean and safe environment. They put in a park that rivals the upper class communities that surround Camelot. I no longer have to watch drug deals on the corner and i finally have a feeling of pride in ownership that i was hoping to have when i bought my home. Yes there are rules that most of our never knew existed and some of them i dont understand but for the most part im happy she is enforcing them. I had a guest over who has not been here in 5 years and even she mentioned how much better the park looks. I may never agree with the no parking on the street at any time thing as we only have a handful of over flow parking spots to share with over 300 residents. So yes i am hoping they turn the huge lot behind the club house into parking that would cure a lot of issues. I think if most of us look around we will see the positive she had done well out weighs any other issues. I believe that if and when i sell my home i can hold my head high and know my home still hows value in a beautiful community that is now Camelot.

I live here & i used to like it but with the new managers UGHH i hate it they think they own this place with all these stupid rules i also cant believe they closed down the gym & hot tub!!! Also if you dont pay your rent on time they BURNNN you out on this big white board so everyone can see the rent is so ridiculous for just a small space !!! I honestly dont recommend this place if these managers are still going to be working here also another thing the two management guys are always monitoring the park at if you are outside they stare at you like if the havent seen a person i hope this business goes out or some other nice and friendly managers come thale place because the ones that are in office are extremely rude an treat like if they dont want to be there to help !!!!!!

When I lived here as a kid I truly enjoyed it and wanting to move back there as a fresh start for my family but looking at the reviews and going there myself I can tell you that I wont even consider the idea of living here, rent is ridiculous and when I went back to the place I grew up in I was truly horrified to see that the house I lived in was a disaster the yard I played soccer in was now not recognizable do to all the trash on the yard and realizing as a kid how many times my sister got hit or nearly hit by a car do to the people constantly speeding, it is a very dangerous place to raise your kid and terrible living conditions for yourself, when I was a kid some random kids I didnt even know came up to my door and just started spray painting my house, I was hoping to relive my childhood and make new memories but living here is worse than living on the streets

Terrible, i have lived here for 10 years and have nothing but issues with management, non complaint, argumentive, discriminating, all around bad place to live, high lot rentOk since my last posting of the picture ( Camelot stole this home) the park has tried to censor me by covering my freedom of speech of true facts, stay tuned to see what happens.Ok its now 7-11-2017The park has tried to convinced the building inspector, they couldnt get to him, so they made up a story that i was not paying my lot rent, when i have proof i have been, now they are trying to add another month on there, with utilities, its been standing there for 5 months since they took it, with no rent paid, the manager i was dealung with was fired, as the romors go around here, so today they tore down the house, wonder how much they are going to try and bill me with this

There is a sex offender in this park and he lives less than 300 ft away from the play park! Beware if you have children!

So you have taken away our gym. You have taken away our game room. You are not going to repair the hot tub. You are not going to replace the TV that quit running in 2006. You removed the furniture in the laundry room so those doing their laundry dont have a place to sit. Your remodeling of the clubhouse only made it worse. You should have kept the old design and cleaned things up. The new furniture is so ugly. The clubhouse is always locked up so I cant go there and enjoy TV or talk to people who are hanging out there. I know theres vandalism but with all the rent you charge, certainly you can afford a TV and you could afford to have keycards for a deposit so we can go into the clubhouse. After taking these things away from us you are going to raise the rent like you do every year--paying more for less. Oh yes...and I see the response, We take pride in our community....blah blah blah. Take pride in ruling over this prison. What are the improvements. Im seeing only disimprovements. This place is a lot worse since rhp took over.

Management is horrible to their tenants, and lot rent is way too high for the about of maintenance they need and dont do, including us of the clubhouse, which is way outdated and hard to book if needed.

I lived here for 5 years. Hated it. I hope they go out of business and someone who knows how to treat people take over. I feel bad for anyone stuck there.

Worst place I have ever lived, would not recommend to anyone, they have cars towed with out warning, charge a ridicules amount a month for rent just for a square of land, they are almost never available in the office during business hours and have never returned my calls, they do not allow beware of dog signs witch is in my opinion really stupid, and they raise rent once a year with no noticeable improvement or maintenance.
