A decent place to live, depending on what area your home is located in. In the back of the community they sell cheap older homes. Hopefully the management will remove the older homes and install newer homes.The office staff can be a little gruff at times, but I cant really complain, I dont have much interaction with the office. The management is trying to keep the community from looking bad or unkept. I appreciate the work done to keep our neighborhood looking nice.The area is wonderful to live in; only minutes from downtown Rochester and good schools. Its really up to the people that live in the homes to keep the community nice. Its a just like any other neighborhood, you can end up having good neighbors and not such good neighbors.

Its a decent community, excellent compared to others in my opinion.

Do not move here! They are rude and harass you endlessly about any little thing. I pay my rent on time, keep up my yard, and keep to myself but if you dont fix the violation in 3 days they threaten to evict you. They damaged my house, gas meter, and grass last summer after a water main break that took them 3 months to start repairing and have never fixed it. The entrance looks great and schools are good but not worth the headache. They only care about the money.

This place is trash. Rude and unprofessional staff that never fix their frequent mistakes, horrible neighbors and its way overpriced.

Staff and management claim negligence if you move into a home theyre selling there. The 500$ lot fees dont really cut the service they provide. The water is always shut off. Every time i come home in The spring and summer its off for days sometimes with no notice whatsoever. The office people arent very friendly or helpful people. My buddy moved in a few years ago and had a huge bedbug problem which no one cared to mention. It ended up spreading to other homes and we had to spend thousands to resolve it. Not sure what the association fees cover. Only good thing i can say is the roads are smooth....

This trailer park is awful and the staff presents themselves unprofessionally. They charge outrageous amounts for lot rent and look to violate you any chance they get. Your contract states you get one warning for your grass being too long and then they will send someone out to mow it for 50$. However, on multiple occasions I have had them come out with NO warning in a zero turn and completely destroy my yard. I have called about this issue multiple times only to be told I will get a call back and never do. Today was the last straw as it happened again yesterday and I spoke with Kim. An unpleasant woman who began arguing with me about the length of my grass, cutting me off, disputed the fact that it should have been cut, laughed when I told her this has happened multiple times, and that every problem I was presenting to her was false-sounds professional, right? When I explained to her a zero turn will destroy a yard/garden that is that small and that I needed to obviously speak to the park manager at this point, she tried telling me she will just go ahead and add the charges on for the lawn service (hack job) as it was obviously removed. I replied that I will fight that tooth and nail as, once again, during every incident I received NO warning. She replied that she will have the manager call me (5th time I have heard that one) and hung up on me.If you want to be treated like your 600$ a month for a square of grass is appreciated, if you want to be treated with some decency and respect for throwing them your hard earned money every month and obiding by their ridiculous rules, if you dont want to be disregarded and want your voice heard when you are being wronged - DO NOT GO HERE!! Because my husband and I have lived here for your years and every week there is a new nightmare to overcome.Hear my warning, please... You do not want to live here. Try Dequindre estates instead- only a few miles difference, lot rent is way cheaper and they dont violate/over charge you for forgetting to mow your lawn!!

Friendly neighbors nice park, but they havent got my bill right in three months and I referred a friend and should of received $500.00 but they forgot to turn the paper wok in.

Another bad review has been done. Yet again I still believe the people who give poor reviews on this place are truly just scum or trailer trash. If you do actually read the rules and maintain and take care of your site you will have no issues. This is in Rochester afterall one of the top 100 cities to live in throughout the world. I believe the issue that this property has is they let basically any piece of white trash move in by selling them homes for next to nothing prices. If you need affordable living in a nice area its a great place with lots of activities and surroundings. Ive lived here since 1989 and I cannot say anything bad about the place other than some of the people they let move in around me. People that throw their trash in the roads as they pull in or out of the property. People who give this a bad review are those who give mobile home communities bad names they are unaware of how rules work. If you want to live in a decent place, then this may be the place for you, but if youre lazy and dont want to take care of anything and you have the mindset that this is a mobile home community so it doesnt matter definately dont even bother.

I love my home

I lived here for 2 years...I walked away from my home that I bought at a low price..They suck you in & make it seem like its a great place to live, but once your in, let the rudeness begin! The people at the front desk are usually impolite, & the owner of the park, DAVE is a a**hole!!! They will give you violations for the most assinine stuff. Its ridiculous! If you ever try to contact Dave he never returns calls but will continually harass you. I paid my rent on time EVERY month, usually early & he actually served me court papers one month because I didnt fix my stairs on the time schedule he alloted!! (3 days from day of notice) If you try to work out a longer duration, just expect the violations to keep piling up. Never again will I walk into that place.

This place isnt worth what they charge here plus everybodys lot rent is different which I think is illegal.
