Who do we contact? A lawyer said to write a letter and make a copy and it has been given to park management in March/April 2021. The lazy management of this park... Who do we go to now to get this fixed? It is sinking. The lake is wider and deeper now. This park is a joke.

When you apply they want a picture of exactly how much is in your bank account so they know how much they can overcharge you for repairs, and raise rent every year.No background checks for the park, and the woman that showed us houses there didn’t have any knowledge of the place.The actual owners live in Florida so don’t think you’ll be in contact with them if you do move in.Do not rent here.I’ve never lived here and glad I didn’t fall into the trap. Only leaving this review so the fake ones management/owners post are buried and maybe saving someone else in the process.

Live here 8+ years. Most of witch have been peaceful no serious trouble going on. Management (Phil) is super nice and if any issues do arise he is quick to have a solution. With the Covid 19 pandemic I lost my job like many others and he had been very understanding and quick to offer help. They have been extremely supportive this past year.They maintain the grounds and are doing upgrades as needed which is nice to see our lot rent funds going back into the park!.

My wife and I have been living here since the summer of 09. There h a s been many changes since then. I would caution someone who has not lived in a manufactured home park. Your rent will go up every year weather you get a raise or not, also there is a very bad speeding problem in the park itself. I like my home and feel safe in this community. There are many of us disabled people who live here sure would be nice not to get plowed over, they could take a sweep at end of driveway instead of laughing at people trying to dig out. Be careful they will treat you like a king and queen until you have been here awhile.

I’ve lived her for about three years now and haven’t really had any problems with management other than the usually clean up outside. They put in a shed pad for us after we had knocked down our old shed due to problems at no cost to us. Management is usually good at complaints against other residents and other issues. Only downfall I could recall is the lot rent price increases every year that we’ve been here and can be kind of pricey for the small yard we do have. This is a great place to raise a family, they have a park in the back and a basketball court. No pool but residents have access to the pool next door in Walnut Ridge.

I have lived here for 10 months and have called on a few different small repairs (nothing out of the ordinary). Every single time, I have received a quick and friendly response.I have even had maintenance stop by to check in to ensure that everything is done properly and still in working order.This is a big deal for me, and so appreciated. I don’t plan to renew my lease only because I am in the process of buying a house, however, I can say that my stay here has been wonderful. Thanks so much! ❤️

Me and my husband moved in to The Reserves in 2017. At first it was mostly Elderly and now we have a lot more younger families. The maintenance department is always going above and beyond making The Reserves a nice place to live.

HORRIBLE!!! I cannot express how absolutely horrible this place is. They try to force you to buy your home. With insane inspections, rent, and regulations that you need to know from ready your 61 page lease.When we moved in, we went on a year lease at $1,104 a month. We knew we would be here longer than a year but definitely not 2 years. Before we signed we asked how that would work. She said we could do month to month after our lease was fulfilled. Now, that our lease is almost up, we have found out that yes, we can do month to month with our rent raised to $2,208!With this, they said there MIGHT be monthly inspections. We were told it’s to check for anything that may need to be fixed. We were very hesitant but decided this seemed like a decent community so why not. These inspections have become extremely intrusive. They go into every room of the home, the bathrooms, and closets. It’s quick and doesn’t seem that they are looking for broken things at all as they still have not noticed the very obvious things that are broken. I’m waiting to see how long it takes.So, instead of coming into fix or correct broken things, they instead give us a violation warning for not having a clean home. We both work and have 5 children under the age of 8. We were told to fix the litter smell in the bathroom. There is no smell! Maybe the cat used his box before they came but I was too busy at work to come home and clean it! In 2 days they are going to do another inspection. 2 days that my husband and I still have to go to work and still have our 5 children. We’ll see what happens if we get another violation. I can’t seem to find anything in the 61 page lease that they know nobody reads. Our home is not filthy by any means.Don’t pay to live here and be treated like some kid who has to clean their room. These homes fall apart. There’s been numerous times we’ve had to re-nail trim up (also missed by their inspections) because it just randomly fell off the wall. We have pieces of floor peeled up from where our couch sits. So don’t expect to do any proper cleaning without ripping up pieces of your home. Their late fees are through the roof! So if you’re supposed to get paid over a holiday or weekend, oh well. Expect to pay an additional $80. And ignore their background checks. We moved here so our children could play outside. But then we found out convicted kidnappers were living right across the street from us. This place sucks!!!! It doesn’t deserve even 1 star.

This place is eh. The staff doesnt do a very good job of keeping up on maintenance. See a lot of weeds and tore up parking lots. I remember this place being nicer when I lived there as a kid.

Living in this park when it was known as English Meadows was a pleasant place to live. With only a couple few issues here and there . Now that it has been bought and renamed the Reserves its not a pleasant place to live and a piece of s*** place. Theyre feeling every site with new trailers at a price that nobody can afford. The elderly are s*** out of luck if they ever want handicap ramps or handicap parking. They only allow it for certain people. They have raised our allotments they are putting in water lines for us to pay for water and others and offering amenities that dont exist. Its pretty bad when 80% of this community is elderly and on a fixed income. Hows that

My experience and my opinion! Management sucks! Very poor Management! Most people that live there are awesome, generally 60% Elderly. Tip to Danya Mallad Sales Manager! OWNER! You think the so-called improvements you are making are any better youre sadly mistaken. All you are is a money hungry grubbing company. Putting in trailer so close that you can just about Reach Out And Touch someone is ridiculous and you say youre improving the lot really. Not one place is there a place for handicap Parking, we have to park at club house and walk to our homes even our visitors, thats wrong. And what youre doing to some of these people thats been here for years is also wrong if you call yourself a good business why dont you take care of the ones you already got. There is so many issues I could list here that your company is doing to the people that is illegal and wrong. And let me inform these people that is buying trailers in here, you better read between the lines on your contract. These homes are not worth what theyre charging. And you better find out if you can move it if you ever decide you want to because you wont be able to. Not without costing you the big bucks.

(THIS IS A 0 STARS FOR ME BUT I COULDNT DO NO STARS GO FIGURE)This places sales is HORRIBLE. Well at first the were kind and helpful. Showed me a unit. I was impressed but was rushed through the viewing. said If I wanted to hold the lot as it wouldnt be available until March (which was OK with us) . Filled out my app and put my deposit down to hold. This was on Monday February 11th. Usually they when doing an application they contact you to finalize the dets. Since I put down a deposit regardless I would expect to receive some sort of call. Anyways one weeks goes by, I go out to show a friend as we did a drive by. I got back home and thought to myself this place seems a little too small let me contact them to see if maybe they have a bigger unit. Emailed... Nothing, mind you this is a week AFTER they did my application and such. I know they did it the Monday I turned in my stuff because I got an email from credit karma. Couple more days go by no response to my email so I send another email (you might ask why I didnt call, because I did and it rang and rang and rang and I left 2 VMs and nothing} still no response two weeks after the fact. So I send yet another email. NOTHING. Finally over 3 weeks later I just say screw this. I dont want to live some place where I have to walkin the office to get any kind of help or answers. What if there was an emergency in the unit? Seriously they have the WORST possible customer service I have ever endured when it came to management. Its funny they sure took my deposit but wont answer my emails or calls? Well I did just call and call until I finally got someone and requested a refund because like I said this was unacceptable. They have my money but cant contact me about m application finalization process or to finish the dets? So now they are saying the refund is requested and will come from out Florida office and will take up to 30 days. Wow... I am sorry but this is outrageous. For someone who is trying to move and needs all the finances she can get for security dep first and last months they seriously want me to wait 30 days for my refund? I am sorry but PLEASE find another place to live. These people do NOT understand what it is to run a business very unprofessional and it shows. I would NOT recommend this place to anyone.
