Best prices yes, customer service yes until they get the down payment. I waited 52 days to get into my new home. Some was my county and the rest was not. Finally getting into my new home, my hot water heater dont work and there are things that started falling off the first week. 4 weeks ( Monday will be 5) and I still dont have hot water. Ive called the office and was told to send my sales person an email. Guess what? Ive done all of that way before I called the office several times and only got 2 responses. I guess its true what they say, you get what you pay for. Cause once they get their cut, you mind as well forget all about them checking up on you or coming back to fix anything else.

My husband and I had been to several places looking for a home when we came to Terry Pate homes sales and walked into a home on their lot and we knew that was it. They were great on getting us the house we wanted and how we wanted it with making a few changes. We are just about finished up and our house is beautiful everything has been done perfectly! I was very excited about getting my house. We had went everywhere. Terry Pate was the last place they went. They gave me an excellent deal on the house. Everything went downhill from there. Whoever transports his homes needs their license taken...they tore down a light pole and a meter off someones house while delivering my home. Then they set up my house sideways. They lined it up with some stakes we had in the ground (Which were sideways and meant for sand delivery). I am not sure why they thought someone would want a house that sits sideways. Anyway, Pate told me I had to pay $300 for them to straighten my house. All while Duke Energy is there taking pictures of the transport trucks and the people who have no electricity are fussing at me. Once the trim out, set up, A/C, plumbing had been finished, Pate wanted the rest of his money. There was a whole list of things still wrong with the house, but he kept saying that it was a Factory issue and that Clayton (Those who built my house) would have to come out and fix it. So, I have been moved in for a few weeks and still sitting on a toilet that is leaning and sideways. If you buy from him, make sure you have all the details of what he needs to do before you pay him in the contract. I am sure it will be another few weeks before Clayton comes out. So much more I could say, but long story short, buyer beware. They have beautiful homes, but everything is about a dollar, whether the home is to your satisfaction or not. I wish this would have been a better experience for me but...it is what it is.

My mom’s home still isn’t finished and she has been living here since November 2020. They (Jacquell, Terry, and the other staff) have been giving her the run around since before September when she was initially supposed to be in her home, and they’re still giving her the run around, so she will now be suing them.

We bought our daughters mobile home with Terry Pate Home Sales and Amanda Marshburn was our salesperson.Terry Pates Home Sales was $5,000-$10,000 LOWER for the exact same model at 2 or 3 other home dealers we checked into.Amanda took care of everything we needed done before the sale, answered all our after sales questions and has made sure we are happy after our buy.

We experienced good service during the home shopping process, up until the signing of paperwork. After things started getting close to signing and pretty much locked in, the communication and responses about any issues and really anything that we inquired about were almost non existent. At one point in time were were actually having to use a step ladder to enter and exit the new home for almost 2 weeks, mainly due to another communication breakdown.No, Im not the home buyer but I am the girlfriend of the home buyer...and yes employees were contacted but normally wouldnt have any response or reply and if they did respond you could not count or depend on what was said. Mike was the most helpful person that we came in contact with after the fact of signed paperwork and that is who we contacted after numerous issues went unresolved and several are still unresolved.Note to future customers, plan on possibly making several trips to the business office if you want to reach anyone or get answers for anything. Be sure EVERYTHING is clarified during paperwork process, get any side notes initialed and witnessed...do NOT take anyones word no matter how helpful and caring they may seem to be. I would never purchase from here nor recommend any of my family or friends to. I can only hope some of our bad experiences have been learning tools to put better practices in place. If you do use this group I think I would record any and all conversations and get everything in writing and witnessed.I do not enjoy giving bad reviews and I dont think I really ever have, but I felt the need that people need to be aware of some of the poor service that we have experienced.On a side note the manufacturer, the lender, and legal advisors have been contacted and made aware of several issues and are currently reviewing the matter(s).Sincerely and Regretfully,A disappointed buyer

No one never came out to finish the repairs in our home. Messaged Amanda who was our salesperson and she told me the supplies needed to be ordered and it will be the end of the week. Then was told another time it would be the middle of the next week. My husband called Terry Pate and he told him he would contact our salesperson and then she called my husband but no one has still came out. Kept trying to get a response from her and she would never message me back. Finally had to call Fleetwood ourselves to get someone to come out and finish the house. Won’t be doing business with them again

Worst experience ever buying my first new home with them

Went to ask questions about home, male was on his phone when I walked in And then we went out to look at home he was on his phone the whole time playing video games When I asked a question he did not bother to look off his phone not the first time this happens to me in this place the attitude and no care for people would not recommend.
