Nope. Not happening. Limited viewing selection and prices and time to deliver is rediculous.

**BUYER BEWARE HORRIBLE EXPERIENCE** Factory select homes was incredibly dishonest and unprofessional with their transaction. Liz decided to cancel the contract after we waited three months for our house to be delivered. The reps ignored our requests for a firm delivery guarantee which they would not answer our emails or calls. The original delivery date was September, then November, a week later February, now they just can’t say. They also tried to charge us more after the contract was signed. We learned they waited two months before ordering our home. Dishonest communication throughout the transaction.To finish off our horrible experience, this company decides to unilaterally cancel our contract, citing convenience clause. Worthless contract that only protects this company. Horribly unethical company that doesn’t care about people, only their profits. The government needs to do their citizens a favor and shut them down.

The rep (Mark Luciani) has been great. Hes helped make important decisions about what options to include and has arranged for special accommodations such as schematics being delivered earlier than normal and a custom floor plan. The outcome will no doubt be much better because of his valuable advice. And buying directly from the manufacturer means significant savings.

Jeff Vaughn has done an outstanding job from day one! We have been working closely with Jeff and his crew to get the perfect home for a family member and the entire team has done an amazing job of keeping in touch, answering questions and offering suggestions. Couldnt be more pleased.

As a family we were unexpectedly hit with the need to purchase a new mobile home. Our search began with several local dealers in June/July and then in August we found Factory Select Homes and Jeff Vaughan. This has been a great experience (even though our circumstances were not ideal) and Jeff has been an amazing sales rep/consultant as well as a terrific guide through this transaction. Jeff Vaughan has been my point of contact for my purchase of a new mobile home. I have been working with Mark Luciani to order our home. He has worked very hard to get Our house ordered exactly how we needed it. He is excellent at communicating with us. He’s been doing this a long time and really cares about individual needs. I never have to wait long to hear back. Even if he doesn’t have an answer right away he will at least let me know he’s working on it. This has been a very positive experience.

I drove from southern california to buy my manufactured home from factory select homes because of their great reviews, great customer service and great prices. Specifically Mark Luciani has been most helpful and informative. He has answered all my questions and has taken time on the phone until I felt comfortable with my questions being answered.

*Warning*If you are a young family who cannot afford an actual house and think it is wise to get a mobile home thinking it will be more affordable than look the other way. This company and their sister company The Home Outlet will both get you to sign their contract for the home, then will force you to choose on of two options later down the line:1) Change the price of the contract you originally signed forcing you to pay extra for the home aka Breach of Contract. Or2) Force you to cancel your contract with them which pays them a comfortable $570 cancellation fee forcing you to act upon the original contract you signed and letting them freely breach the contract for the original price of the homeSo if you are trying to save a few bucks, you may want to reconsider because The Home Outlet and Factory Select Homes will screw whoever walks in through the front door. They also will not respond to the Better Business Bureau or the Arizona Attorney General. We will be suing them once we have the time and money to do so but like I said, we are a young family in our 20s with a brand new baby so we will have to wait a little and save a lot. Arizona Statute of Limitations is 6 years for Breach of Contract so I will be updating this review with the results when that happens. I hope this helps others out there who are new to this process like us.

Hello, we are architects and live in Northern California. Although we were able to design and build a custom cabin among the Redwood trees, due to exorbitant costs of new construction, we decided to purchase and bring three manufactured house units to our raw land in order to create a rustic compound of separate buildings; and using our design skills to modify/customize the units to our particular design aesthetic. At Factory Select Homes, we had the good fortune of meeting and working with Mark Luciani, one of Factory Select Homes excellent customer service specialists. Mark is an expert: knowledgeable, helpful, calm and patient. He guided us to just the right housing units, ably helped us with total customizations, and practically bent over backwards to ensure that we were happy with our purchases. Manufactured homes at factory pricing. Great staff. They will treat you right. Do you need financing? They offer home only loans through a variety of lenders. They will deliver your home to your job site and help with your setup bids and permits so you get exact bids. There is no markup on the setup like other stores. Have you seen the monthly specials? They save thousands!

We initiated purchase of a Factory Select Home in Dec 2017. Due to health issues for us both we were not able to complete the order until 2/2020. I can not say enough good about our salesman Jeff Vaughn and the coordinator Justyn Hebrock. Both arranged a factory tour so we could see production and materials build. Jeff and Justyn helped us fine tune our order, procure financing on our lot, get materials samples to satisfy our HOA and select a finisher once our home is delivered. Emails and phone calls were always returned and Jeff and Justyn have been very professional, personable and patient with us. Their expertise has been so valuable. We are now heading toward production and looking forward to the finish. Though home building at best is overwhelming, they have worked tirelessly to make the process as painless as possible. We are a work in progress but appreciate all that Jeff Vaughn and Justyn Hebrock do to make things happen.Now its 8/2020 and we are still trying to get our home. Due to reevaluation of flood plain and changing regulations w FEMA. and our original engineer backing out at the last minute we have been unable to get the project moving completed. We are determined. The staff at Factory Select has continued supporting us. Jeff Vaughn, Justyn Hebrock. and now Kimberly Rose and Katy have continued the fine tradition of outstanding service, working on our behalf by sending next step info and contact information and promptly responding to inquiries and concerns! I dont know where we would be without them. Factory Select should be very proud of these fine employees. We certainly areI cant say enough good about this company and its dedicated employees..COVID and rising construction costs have thrown a wrench into the works but Jeff Vaughan and manager Matt McCord continue to work with us thru all the bumps in the road. Hopefully we will soon be in production and ready to build our custom Westwood. Jeff has worked with us so long and hard and had such patience with issues yet he never gives up. The homes look really nice. A heads up though, one of the people who works there is rather unprofessional and made us really uncomfortable to the point we wont be going back.

Terrible experience!!! My fiancé and I went to see their homes today, and the sales associate who greeted us seemed to be a bit judgmental. We asked to see their display homes since we are looking at options for our purchase next year, and she began to question why we wanted to see them now, and not then. After I gave her my reasons, she proceeded to show us the factory, but only from the door because she would give me a detailed tour when I made my purchase. All they showed me was one home, which looked decent, but within 15 minutes of my arrival I was sent out the door with floor plans which I had already seen online. I asked for prices, and she said it would just be hard to say, despite the fact that I told her exactly what I wanted in my home (square footage and upgrades). All in all, I dont recommend this place simply because their customer service was not what expected! Other places were very welcoming and answered all of our questions (The Home Outlet in Chandler and Clayton Homes of Phoenix). I am Hispanic, and so is my fiancé. We both sensed that this seemed to be the issue. Treat all your clients equally and you wont loose another 90,000-120,000 dollar sale! The two awesome companies I mentioned above do some amazing projects, and above anything, they have exceptional customer service!

A note to those researching the reviews: five star ratings have been submitted by employees who work here.We drove to their office approximately two hours away to look at a few different options and were greeted by Jeff, who was knowledgeable and a good salesman. Throughout the office, there was posted a 21 week guarantee from production to completion, which was (obviously) pretty enticing. We ended up purchasing a home through Factory Select..at a decent price. The 21 week promise went out the window IN A FLASH!! As soon as they received our entire down payment, fingers were pointed in all directions (at the install contractor, at the town and county, at the Cavco Factory...) as excuses for why the home completion date was delayed from January to MAY!! We did our homework and talked directly with the installer (who reported signing a document for Factory Select that ensured they would have permits ready for the JANUARY completion date). We ALSO had weekly communication with the town who approved the building permits (Factory Select advised us they were more than 60 days out to approve permits, causing the delay, and the town gave us a maximum FIFTEEN DAY turn-around approval time for the permits).After this, we stopped....took a step back, and reached out to Josh Christian the GM (and also one of the five star reviewers) to give them the benefit of the doubt. Josh assured us he would contact the Factory to speed up the process since it is costing us an additional appx $2k because of their delay. He assured us a call back by 9/28...and as of today, 10/24....NO call.Per Josh, the day we contacted him, he had TWELVE other calls to make just that day, to people with the same problem!! Thus far, the salesman (Jeff) promoted their rating from a 1 to a 2 star...and although the majority of the information came from Heidi (the next person we have been dealing with since leaving the salesman), she has been very nice, and helpful.Email from Heidi two days ago indicates home will come off the production line “approximately April 30th, wrapped and ready for delivery”...not finished...just ready to deliver to the property 2-3 hours away from the Factory...plus instal time. NOT IMPRESSED!!Poor customer service and poor leadership from the GM with not only no resolution, but no decency to make a return call as promised. Perhaps rating could go up at a later date...maybe sometime between January and May...

A great place to buy a Manufactured Home at way less than retail.

Right now my rating is a one because at our first contact and until we signed contracts they were very good at contacting us. We signed the contracts on January 26th it is now March 16th and my home is still not in production.

Just to say also, that the two reviews by Hebrock and Christian here are because they are employees of Factory Select Homes and were the two that provided all the misinformation. Worst experience ever had buying anything. Sell Cavco Homes. Once they have your money, then everything goes only their way. Moved the completion date of our home twice. First time there was a good reason. Then emailed to see if still planning on the completion, it was changed to another 2 1/2 weeks out. Never told us. Then delivery date was moved to when it was convenient to them. The colors we chose did not represent what went into the home. The excuse is that it looks different when choosing online. Nothing that we wanted was ever done. It was always out of their control, so naturally no responsiblity for anything. They can only take your money. After that, its all on you. Definitely go somewhere else, or put in the contract that the first change you dont agree with, you can cancel and get all your money back. Make them sign. This is definitely what we should have done. We waited 3 months for one that should have taken 6 weeks originally and then 8-10 weeks with the backup that Cavco was experiencing. Better to drive on by this place, we wish we would have. We could have built the place quicker than we got the home and without all the aggravation.

If you purchase from them make sure you inspect your paperwork and the numbers. They will try to switch amounts up on you.

The home prices are very reasonable.
