Really nice people there. The front desk lady (my apologies for not getting your name) and the financial person, Debra, were extraordinarily nice.Its a typical trailer park in that there are some areas that are kinda wonky, but for the most part it looks very nice and clean.

I recently bought a place here and for the most part its quiet but I feel as if they need to crack down more on peoples dilapidated houses and some of the people in this park have no respect for living in a community throwing trash all over the place I for one dont want to be in the categorie of being called trailer trash
Management went above and beyond to help. I recently had some issues arise. Management not only listened but offered help to resolve those issues. I cant express my gratitude enough with their patience and assistance. Ive lived here for 4 years plus, and it has been a pleasant community for my family and I. Thank you
I have had a mobile home here for over 2 years. I dont live there full time. I pay my lot rent every month. I have family check on my place. It came to my attention neighbors were parking in my spots at my mobile home. Called and spoke with Debbie. Her response is I can send them a letter. This has been going on for months and nothing has stopped this. I have now called tow truck company to have vehicles removed. I own my mobile home and pay my lot rent. Yet management cant keep neighbors out of my spots and out from under my car port. They are trespassing. Fed up with lack of help. What do I pay lot rent for if everybody has access to the lot?
Nice mobile home area. Clubhouse area and pool area very nice. was there visiting a friend and had never really driven around the place. Most units are in a shady area of some type, which will reduce your cooling costs. Some units could definitely use an upgrade. Others however looked relatively new and could tell the owners took good care of them. While none of the older units looked terribly run down, A touch of paint or a good pressure washing wouldnt hurt them. Everybody that I talked to in there seemed very friendly. Theres also four lakes, I believe on the property. My friend states that there are bass, bluegill in the lakes. Worth a visit if youre looking for a mobile home.
Terrible organization, so easy to get lost, but everything looks kept up well. I dont know about the costs for living there, but it wasnt laid out well.
Its ok. Aside from the Lot Rent going up $100 every year, while anything that goes wrong with your home is up to you to fix. The drainage is atrocious and the place floods, so i hope you have comprehensive coverage or your vehicles have a lift kit.Lastly the manager of the place(Debby) and her husband(Vic) will not treat your children/teens with a shred of decency. Getting in the face of children and questioning if they live there(this happened to me as at 15years old). as if its nice enough for the children of other neighborhoods to come visit or as Vic like to exaggerate and say trespass
It will be hard to keep living here as the lot rent goes up way faster than my wages. 12 years ago, lot rent was $260. Now it is over $500.. I give it a 2.
Nice park with large trees. Some trees need to be trimmed, others just need to go - too close to homes, walk ways or in the middle of the road. They need to upgrade their water system as it goes down regularly with little warning or estimation of how long it will be off. Hard to function without running water.

Great place, I love Debbie in management, she is helpful and friendly. Great neighborly neighbors. Nice mobile homes. A bit on the cheap side when their is no garbage disposal and tiny tubs.
This park was one of the best and prettier parks in Pensacola. My family has lived there for over 20 years. But within the past years it has gone downhill. The new management has made the park just a place to live and not a home. Its not maintained and groomed. And as far as the pool is concerned I wouldnt swim in it. But I can say that the only good thing left there is the Park Manager Debbie, shes the only ray of sunshine. So glad that we moved before it started to fall apart.
I love Timberlake management is great the facilities at the club pool and party are are spectacular! The tenants are awesome as well they stick to themselves and dont bother you. They wave with a smile to everyone. The scenery is phenomenal, the lakes and ducks make every day an adventure with a smile. They have vending machines on site making any snacker happy. The yards are maintained and enforced as well, making for a great atmosphere! I recommend living here to anyone looking for a great location to rest your head and feel proud to call it HOME!!

Everyone is nice great neighborhood. The only problem that I have is the guy who drives the white truck that works for the office. He harasses me and other people. I used to have this kid that mowed my lawn every two weeks. He yelled at this kid and told him he was worthless and didn’t need to be in the community. On my yard he’s just yelling at the kid. He harassed me the other night telling me I don’t live in my own house I just got off work chillin in the driveway and he comes out of no where saying you don’t live here you need to leave before I called the police. I had to show him that I actually lived in my house by walking up to my door and unlocking it. Why does he feel the need to question me and harass me. Other than him I really like the community
Rent up every year. Floods badly does nothing to improve lots. Management great to work with but home office needs to improve lots.
DO NOT MOVE HERE...MY WATER HEATER BUSTED IN MY PLACE AND THEY DID NOTHING AND NOW ITS BLACK MOLD IN MY TRAILER WITH MUSHROOMS GROWING IN MY BATHROOM.

The people that live in this community vary but for the most part most are very friendly. The park is very well maintained and kept clean for the residents. The pool area and sports area [tennis courts, basketball courts, etc] are also well maintained. A very nice place to live. I removed 1 star because they will fine residents for not maintaining their property when sometimes the resident is just elderly and hasnt found someone to help em out. To fix that Timberlake should provide assistance for the elderly and disabled
I’ve been in this park for 11 years and have seen managers come and go. Debbie has by far been the absolute best manger this park has seen. She is kind, fair and easy to talk to. I’ve seen help people in so many ways from sidewalks to porches to Turkeys for needing family’s. Her kindness knows no boundaries. Thanks for all you do!
The rules for living there really need to be thought about and/replaced with that of a normal trailer park. Because the ones they have now are for a retirement community and it clearly has more younger working class residents than it does retirees.

Lived here for almost 3 years and cant say just how great it has been... they always do something special for Halloween and Thanksgiving and Christmas for the kids.They also have a party for the kids when summer comes in and right before school starts again. The grounds are kept nice and clean and they are always there to answer any questions or concerns you have.
I like the management. Very nice and caring people.
Ive lived here over 10 yrs & been thru 3-4 managers. Not one ever showed any concern for anything except the lot rent. Debbie has provided separate activities for the kids, the adults & families. She provides more for her residents that she doesnt have to. We should all realize that we are not the only residents here, there are 250+ and she is the only manager. I think she does a great job with all aspects of our park. The treatment she gets from some residents is horrific, no one stops by to say Thank You but they will certainly curse her, threaten her & lie about her. If I ever have to move Im taking her with me & then people will find out what a bad manager is! Overall, our park looks good, mostly good neighbors. Keep up the good work Debbie & thanks for all you do. Mitzi

Clean mobile home park that is quite safe feeling. Prospective buyers are background checked.The office staff, Debbie and Stayce, are wonderful. They are perpetually helpful and kind. They make Timberlake a better place to live. I am also impressed by the free, twice-monthly activities the park sponsors: breakfast with Santa, pizza night, shave ice truck, donut mornings, holiday parties, etc.

Have friends that live here and from what personally see, not good. They had beautiful ducks and they thinned those out. No telling where they went. Cat that have been fixed they capture and take to kill shelter to be euthanized because they are feral. Oh and the management. They are horrible. They are worse to the the elderly. Please be careful.

I have lived here at TIMBERLAKE for 2 years... and i have enjoyed my time here. Always clean and well maintained. Staff has always been friendly and respectful. Obeying the rules of the park helps maintain a peaceful living community.
Wow Chuck, sounds to me you have it out for the manager of Timberlake. I heard the conversation your boyfriend had with Ms Manager (since you dont know her name) at the mailboxes. Your boyfriend was committing a Federal Offense by getting mail from a box that belonged to a new resident, I heard her say you had moved out months ago. So I suppose this is why you wrote such a nasty review about a nice place. I like living here, I feel safe here.
Nice place but to many cats
The truth will come out about this place. The manager isnt nice to everyone that applies. She gave me many move in dates and left my family homeless. Im a single parent with four children. I had to find another place in a hurry due to the fact she said my place will be available then called and say it wasnt until another month. After i gave my last landlord my move out date, base off the info she gave me. I will never forget this!
Well like in any community these days you are confronted with some adverse events but overall I was very happy living in Timberlake.
Lived here 12 years +, its quiet, safe and clean. Raised my daughter here for most of her life (5-17 so far) and have not had any issues other than normal kids being kids and parents take care of any issues brought to their attention.
If you like modular homes check TimberLake out. I am a Book Author be looking out for my New book; The Gift of Christmas Written Just for you, it will be in all major book stores the end of December.;-)

It seems like a really like place to live....at first. There is no privacy. Children walk through, damage, throw trash, etc wherever they deem fit. I understand kids will be kids, but it is definitely past that. There is supposed to be a curfew at dark that is only enforced on the playground area, not throughout the community. Also management makes little to no effort to fix these issues. Not a safe place for kids or anyone just wanting some peace and quiet in a clean area.
We love living here the office staff are friendly.They make sure the park is not an eye soar which the offending people dont like.They have a lot of things to do at the clubhouse on a monthly basis.

A really nice mobile home park with good staff members, a pool during the warm months, and fun activities throughout the year. As far as mobile home parks go, this one is high class.
I lived out there for 2 years and I can say if you want your stuff stolen then live there. also if you enjoy your kids being bullied sure all for the management sucks and they want to act like your friends and as soon as you walk out of the office with a problem they are on there phones spreading other peoples business and also the only thing that is working for that park is the men that work like slaves just to make a dollar because they have familys Mr. Daye and Mr. Robert if it wasnt for them two the park would have already fell apart

Rules only apply to residents who do not work here. I have had an issue with cats using my porch and lawn as there personal litter box. The neighbor, a maintenance man lets his cats out all the time. Talked with Debbie and she gave me a trap to put by my porch. First night caught a cat. Surprise it’s the neighbors cat. I have had 3 of his cats caught in the trap . Two of them at least twice. Last straw was I trapped a cat called office to come get . Maintenance man snuck by and released his cat then knocked on my door and said there was no cat in trap. I saw him do this. I told him just to remove trap and I would handle cats another way. Maintenance man then stated “ if you hurt my cats I’ll kick your ass” called Debbie to let her know about this and while on speaker can hear maintenance man threatening to come over to my trailer. Issue one non compliance of park rules which state no outside pets unattended. Issue two. Her employee threatening me not once but twice and I’m her presence. Surprise he’s still employed. Debbie stated that she had talked with him and he stated they were not his. A lie. She stated that she had to believe him? Told her I was the Easter bunny and because I said so she had to believe me. Surprise I’m not the Easter bunny. This has been an issue that I have brought up with her for months and still nothing has been done . Cat just crapped on my porch. Surprise. I guess if you work here rules do not apply and also it’s perfectly fine to threaten a resident who follows all rules and regulations. I called corporate on the 22nd about both issues. Surprise no response from them after they told me they would get back to me in 3 working days. I have over 20 photos of neighbors cats on my porch and yard and shared some of them with Debbie to no avail.
Very misleading. Lot fee rises every year and they are constantly turning the water off. Mold in trailer and one thing broke after another when I moved in. At your risk move out there.

Called to get some information lady was rude. I asked her to repeat what she just said and she yelled at me. Like look lady I just wanted to know what you said because ur talking to me and three other people at the same time. No customer service very rude 😡 I will forever say this place is awful.
One if the managers Debbie decided to take it upon herself to discuss two tenants sexual orientation . She asked my husband and I if we knew this couple because they were gay.She then made jokes about me being blind visually impaired. She then took a money order for 100.00 to hold a unit, after we backed out she has no returned it. Also she claims she didnt know that policy we have yet to get it back we are in the process of taking them to court. Avoid this place.

Very nice Mobile home Park with pool, basketball court, clubhouse, covered picnic area, nice big lake with ducks, childrens play area, and friendly staff. It is an older Mobile home Park, but has been kept up well.

Overall nice trailer park they have a pool and play area for kids.
Terrible horrible staff is very rude, manager definitely isnt a professional she doesnt care about her supposed community. She has an attitude most of the time and when you try to point out obvious flaws she tries to make excuses saying its not her problem and go take it up with the people or the childs family members if you have a problem. That just goes to show she is lazy and heartless to her community. Timberlake is not a family friendly community there are cats everywhere and their is alot of favoritism and the manager is lazy and doesnt care about her community. Also she will tell you lies just to get you to buy the trailers there. You will undergo a 4 year contract even if you out right buy the trailer and its yours. So if you are looking at Timberlake do not do it. They will shower everything with lies just to reel you in just like they did my family. We have written several complaints, called and left voicemails multiple times and they never call back or resolve any of our complaints.

If you have 3 grandkids, or 3 siblings, 3 nieces or nephews, or 3 friends, pick the 2 that you like best because ONLY TWO are allowed to go to the pool with you.NO POOL TOYS, NO FLOATS, NO BEACH BALLS, NO RADIO, NO COOLER, ETC are allowed. Also, the pool monitor may or may not be on duty.( No monitor, no swimming.)PARKING:If you have 2 vehicles, then you have no place for visitors to park. You can not have anyone, not even for 5 minutes, pull off the edge of the road to park without management threatening a $25 fine and or having vehicle towed.LOT RENT:Lot rent goes up 12% every year! 12% ANNUALLY!!TRASH:Any and all trash must be in a white kitchen garbage bag. ALL TRASH! You cant just throw empty laundry soap containers, or pizza boxes, or two or three Pepsi bottles from your car... NOTHING will be picked up if it is not in approved trash bags.WATER:You pay for the water you use and then you also pay a ridiculous mark up for the sewer portion on your lot rent bill. Timberlake likes to cut off the water 2 or 3 times a month at random times, with no notice. Sometimes water will be cut off at 10am until 2pm, and sometimes it will be shut off at noon and back on at 1 pm.TRUST ME, when you are getting ready to get a shower for work, or for a funeral, or just want to do some laundry or dishes, and you find that the water is off AGAIN and you have no idea for how long, it gets very irritating.IF YOU HAVE KIDS:Not only can your kids not have any toys for the pool, but they are not allowed to have a swing set, a kiddie pool, or a trampoline at Timberlake.The kids park is a JOKE. Theres one baby swing and only 2 regular swings. (where teenagers sit and hangout with their friends a lot) And 2 slides. And, if you take your child to the park, be prepared to play with your child and half a dozen other little kids who are there alone with no adult supervision. Timberlake is really not a good place for children. Theres no real yard space for them to play and that little park really is full of kids with no adult supervision.READ YOUR CONTRACT. If you buy your trailer for $4000 and put $4000 into it for improvements, BE AWARE that you are only allowed to get back the price you paid, or lessTHE ROACHES & FLEASrule the day! If you cant afford to pay for pest control, be prepared to be overrun with roaches and fleas.ANYWAY...ONE STAR for Timberlake and READ THE CONTRACT BEFORE you sign!!

Timberlake Mobile Park is bullish at best. The manager and his teenage son were painting the speed bumps, someone mowing grass blew grass into the paint. Victor the manager started screaming and cursing his son out because he spent $25.00 on that paint.Water gets shut off to whole park several times a month.They capture feral cats that are not supposed to harassed by county law because they have been spay/neutered, vaccinated and have one ear clipped showing this. They tell people they will be rehomed at the HIGH KILL shelter.They target elderly and try to increase fees and bully them out of their homes..
We have just moved in, so of course my experience is quite limited. HOWEVER...heres what I can say: When we first drove into Timberlake, I was FLOORED. I had never seen a trailer park that was so nice. I was afraid we were going to get stopped by guards or something. Then we were handed keys to the place we wanted to look at. Needless to say, I fell in love. We immediatly went back and began the process of getting approved. It was close to 5pm by this time, but DEBBIE went out of her way to get everything done and we were approved the very next morning!! I have stopped in the office several times to ask dumb questions and they have been so loving and welcoming. The pool is beautiful and clean. There was a meet and greet last tuesday and it was great, and i believe Ive maybe made some friends. I will tell you that I have walked all over this community and Im shocked at the junk everywhere. People are saying they are like the gestapo, but I see something very different.

Rent is way to high,management did not do anything to adress issues we had with our next door neighbor,playing there music so loud,into the late hours...To top it off,they kept security deposit,said the trailer need a deep cleaning,thats just B.S. cause steam cleaner was used on carpets,orcn sprayed for any kind of nast creepy crawly...it was there way of screwing us out it because we left...wouldnt have left if management would have done things that they get paid to do by the renters,but instead do nothing at all.If you rent there you will see...Of course this is my experience, good luck if you decide to live there.....
