Although we are still in the finishing process of our new home, I must say that the service and professionalism that we received from Ted (sales)and Mike (GM) are worth noting as they went out of their way to accommodate us and worked with us every step of the way to ensure we received our home and setup in a timely manner. I appreciate and respect a business that still puts their customers first and that is exactly what Mike Appelbaum and Ted Gonzalez did. Thank you and I would recommend to anyone looking to buy a new home.

We purchased a mobile home from Palm Harbor in March of 2019. Initially it was a nightmare, and a year later I am deeply regretting ever purchasing a mobile home from Palm Harbor again. Especially the Seguin location. Let me just giv you a little bit of a rundown.Everyone who had anything to do with placing and setting up the mobile home on a previously untouched piece of land, was contracted by Palm Harbor in Seguin, more specifically the Manager, Mike. The pad was contracted out by Mike, the septic was contracted out by Mike, the gentlemen who came out to do the skirting was contracted by Mike.The pad was not even done correctly. We paid thousands to do a 100 ft driveway that would lead to a pad that measured 100 x 100, which is where the mobile home would be placed. The mobile home was brought onto the property before the pad was rolled out, despite us telling them we wanted it rolled out before they placed the mobile home. Less than 2 months later, we were spending loads of money on weed killer because the weeds on many areas of the pad were getting waste high. The entire pad was covered with large, golf ball sized rocks that still, a year later are not compacted into the pad as they should have been. Instead, they just lay on top of the weed ridden pad that is nothing more than an accident waiting to happen as it is very easy to turn your ankle with such large rocks while trying to walk on it. We contacted Mike who had the gentlemen come back and re roll. A year later, NOTHING has changed. Had we had a legitimate company come in and roll the pad, we would not be dealing with weeds or an unsafe walking surface.The gentlemen that was paid to do the skirting (Which was initially a very cheap skirting/cheap material) got sick one day and could not return to the site. His boss/supervisor came out to inform us that he would be returning the following day. While he was here, he decided to check the work that had been done so far. During a lengthy conversation, we were informed that we were charged more, by Palm Harbor, for the cheap skirting than it would have cost to have hardy board siding installed. When confronting Mike about it, his response was well we dont install hardy board skirting on a mobile home that has vinyl siding, it just doesnt make sense! After informing him that the mobile home did in fact have hardy board siding, he just threw up his hands and asked well what color do you want? Never bothered to explain why they CHARGED for hardy board siding, and then some, if youre not going to install it.We still have a mound of dirt on our front lawn that they supposedly left there because they would be coming back to fill in the whole as the dirt settled. No one has ever come back to do it.As far as the mobile home itself...…… It is very cheaply put together. When you walk into these homes, you are admiring the layout, the walls, the ceilings, things like that. You dont go to turn on water or anything like that, because you know its not connected. Every faucet in the house is a cheap plastic. The kitchen faucet will just pop off from the base while going to move it from one sink to another, leaving water shooting up in the air. The sink is the size of one that you would find in a travel trailer. Its a 4 bedroom, 2 bath home! When bringing these things up to Mike, he said you get what you pay for!There were 5 recessed, LED lights in the kitchen/dining area, that did not work at all, and needed to be replaced. The molding pops off on a whim, sometimes without even touching it. You could see into every bedroom and bathroom, with the doors closed, because the doors were too small for the doorway.There are spots on the floor throughout the home where you can feel the floor sink in, like there is no support underneath.There is a piece of molding hanging down over the entryway to the living room. You can see the nails. We contacted Palm Harbor who sent someone to look at it but never repaired it. It is still like that now. I could go on and on!!!!!!

That 1 star is solely for our sales Rep Ted he was awesome. Very helpful always answering our questions. As for everyone else i could rate less i would. The manager mike very very unprofessional. We practically had to beg for a call back and he NEVER kept us updated on what was going on during the process. He only called me twice. Once to go over something going on in the bank and a second time because i got a hold of coorporate. Not the place to go to if youre looking for a stress free home buying process.

Biggest mistake ive ever made buying a Palm Harbor home. Material is cheap, workmanship I give a minus 0. A year old and just falling apart, really sorry i didnt just spend the little bit of extra money and built a Barndeminun.

I was recently looking for a house and got recommended to palm harbor. I went and talked to Caleb Hyde and boy he was the greatest salesman I’ve ever had. He listened to every concern i had about the house and did his best to accommodate to my requests. He’s nice respectful and really knows his stuff about houses. My experience was a 10/10 i really recommend Caleb Hyde whenever you real with palm harbor. Hands down the best.

We met with Shawn while he was still in San Antonio and because we liked him so much we decided to follow him when he changed sites. Shawn was so helpful in finding just what we wanted and very patient with us as well. I can’t say enough about Gail, after our home had been set up we found a few small issues and Gail was so very helpful in getting them fixed in a timely manner! She also was outstanding about responding when we had any questions about what was going on with the work being done. Thank you for being so helpful when we were stressed about things.

So I was looking for an affordable home for quite some time. Went to numerous places but I ended up at Palm Harbor and Caleb Hyde was my sales associate. He was welcoming, kind, sincere and knowledgeable. As a first time home buyer I was out of my depth and I didn’t really know how everything worked but he guided me through the whole process with only my best interests in mind. Caleb was prompt in communication with me and even if he didn’t have an answer at that moment he worked hard to make sure he’d find out for me. Couldn’t be happier with my first home and the buying experience.

I met Brent on Facebook where he had homes listed. I reached out to him and he gave me all the information I needed as well as answered all my questions. I got his information and met with him days later and I must say he is such an amazing person. He took us to see homes on and off site and left my husband and I alone to decide when we got back to the office. He is the first sales consultant Ive ever met that want pushy and made us feel uncomfortable. We left him feeling hopeful and wanting to go back to buy strictly from him. He never said IF we get approved like every other person but he said WHEN he get us approved he would hand us our keys... That is by far the BEST CUSTOMER SERVICE IVE EVER EXPERIENCED WITHOUT BEING STEREOTYPED... Hes truly a BLESSING!!!

Sales person Joe was outstanding and knowledgeable and the General Manager Michael was very helpful. I took my 74 year old mother by to see one of there houses and everyone was very patient and helped her get safely into and out of the houses they have at there lot. Even though we have not closed on our home I felt that I needed to write this review given the experience I have had and look forward to doing businesses with them.

As far as the salesman goes, Dustin was great. But past him this has been the most horrible experience of my life. Timelines of delivery & installation were vague and calls/emails were never answered in a timely manner. My 70 year old mother, who bought the house, has had nothing but problems out of the home. Door frames coming apart, huge cracks in the bathtub, nails poking up out of the flooring, the back door wont even shut without slamming it and locking it...and now she has been without AC in 100+ degree weather for 3 days and has been told it will take 2 more days. She has literally been in the home 3 months! Not to mention before the ac froze up it ran nonstop so Im sure the bill will be THROUGH THE ROOF! Im so disappointed in Palm Harbor...just out to make their money & then disappear. No one takes responsibility for anything. I will never go to Palm Harbor again & I will most def spread the word on just how horrible their service is. The POOREST quality of home, poor warranty if you can even call it that, and customer service? Whats that?

Fantastic experience. Everyone I dealt with at Palm Harbor Sequin was professional and helpful. The delivery was exceptional. It was on time and each person was friendly knew what they were doing. I appreciate all the help for my new home.

Before you sign paperwork, have an attorney review the documents. Be absolutely certain you take pics of the unit you want to purchase, to be sure that what they deliver is what you bargained for. Advise the general manager at closing that you consider everything that you were told by sales staff, prior to closing, to be part of your purchase document, Anything added as some sort of perk (free) after purchase (ie, porches, skirting, etc,), is a way this group has of erasing poor service, fraud, unqualified/incompetent subcontractors, and shabby workmanship. After going over comments, a class-action suit against this bunch just might be what they need -- a wake-up call, if you will. Buyer BEWARE!

Tallon has been great to work with very.He has always answered the phone and every question was answered. Everything the he said would happen happened on the day promised. In the beginning the service was good. The sales representative was nice and helpful. However, once it was clear that they werent finding land for us any more we asked for our refundable deposit back. It have been a fight and hassel to get any response back and still havent received the refund of land deposit.

We bought our home brand new in 2013. Its falling apart around us. Had a water leak under every sink. I made them replace the whole bathroom vanity, as water was coming out from underneath it. The floors, that i thought were going to be wood, is laminate, most of the wood trim has come off, its impossible to get the shower clean, as it wasnt sealed right and is growing mold behind it. The carpet is lose and starting to wave. Palm Harbor only comes out one time after purchase to fix these things. Would never buy from them again.

Wow I have never been so insulted and talked to so rudely by someone that would want for me to buy something from them! Before I could even look at a house I had to fill out a credit app. Even though I had not ever even seen the home. Rude people! Rude service! The manager was so rude and spoke to me as though I was trash. So I went down the street to Clayton and looked at as many homes as I wanted. I then felt very comfortable with filling out an application! They also said many people come from Palm harbour to them because of the service.

The CEO of the company came to my house and promised it would all be taken care of. Mr Keener dies not keep his word and I can assure you neither does anyone who works for him. Come see my house and look for yourself.

My husband and I bought our home as first time home buyers. I feel like we were completely taken advantage of. They rushed us through the whole process but when they got us into our home they left us hanging high and dry! Weve been in our home 4 years and have had nothing but trouble since day one. Since the beginning we would call but never get answers or the person was always out of the office. My house shifts terribly. Front end sinks or the back end sinks. I have never been able to use my front door! I feel like my house is falling apart around me. We bought a 2400 sq. ft. home and I dont feel like it is going to hold up. My husband just talked to someone on the phone and was basically told it was our problem to deal with. Very much upsetting. Especially when you spend that amount of money on a home. I would not recommend them to anyone.

Been trying to buy a home here for 2.5 months and i wont bore you with details but just go elsewhere is my advice.4/22/20 Update after our 1st year. Finally closed and moved in 3/15/2019. Back door damaged, sewer sprinkler head damaged (stuck at home so i fixed this myself today tired of being lied to), drier vent exhaust cover was incorrect and all reassured Seguin Manager Michael Applebaum would fix these, i reminded him numerous times for months on these. Several issues with poor trim work (entertainment center looks like a beetlejuice doorway), wall and door trim misaligned all over and no nails A LOT OF places, leaking windows and squeaking floor boards which Fleetwood sent someone to look at and they just gave excuses the squeaks would go away as the house settled (BS) STILL SQUEAKING AS YOU WALK IN THE DINING AREA. The Fleetwood crew said the entertainment center would need to be reordered and reinstalled (nothing from them to date so thats the norm with this company clearly too). Kitchen sink faucet began leaking after 3 months so I went and replaced it with a higher quality unit myself instead of dealing with these clowns. Air conditioner wasnt properly charged had a leak after install (HUGE SUPRISE) and took them nearly 2 months to send a tech but thankful it was someone not affiliated with the palm harbor clown school of business. After 6 months a kitchen cabinet door broke (ocb is soooo cheap expect this unless you dont intend on using any of your cabinets like normal people) so another diy repair had to be done. No shelving under lower cabinets are provided either. So if you like that space for pots/pans etc.. expect lots of diy on your purchase here along with dishonesty, poor service, bad quality and just general lack of concern after the sale. So i stand firmly by my previous post. GO ELSEWHERW

Not one to rant on social media, but... I Decided to go to Palm Harbor Homes in Seguin. Wanting to look at a tiny home that was on their lot that I had been admiring from afar each time I was at the Home Depot next to it. The sales person walked up and looked immediately the sandals on my feet and my hair in a pony tail with no makeup. He introduced himself as JOE. Then he asked what brought us in, and I let him know that we wanted to look at one of the tiny homes and went to take us to a negotiating room, demanding to know where we were going to put it, how we were going to pay for it...I had told him upfront I just wanted to see the tiny house and options in it. When I told him that we already have a main home, but were interested in seeing the little one, but did not have time to fill out forms, or be grilled just to look at one of the model homes, he got irrate and told us goodbye and Happy New Year. Rude, Rude RUDE!!!!!! And the Manager there just let him kick us out. No remorse, no Im sorry. Just a smile and attitude kicking us out of the office. So disgraceful. Walked into the sales building to see a small rv rated house and was told that we were not allowed to walk around without being accompanied by a sales asscociate. The general manager was confrontational when told that we just wanted to look at the models available. He said they wanted to ask questions and talk first and we replied that we just want led to look. Will not be a store I recommend or return to.

I contacted Antonio “The Land Man” on Facebook after seeing he works with people with bad credit or no credit. From the beginning I should of picked up on the red flags. First he sent us the wrong address of a property he posted we wanted to see. Second he left numerous unanswered questions on are text just telling us to come into his office, then we decided to make an appointment but we couldn’t go that day so he started calling and texting us. That we were loser in life and that we where munching off my parents and a voicemail telling us how we wasted his time and again losers. I’m not going to let this go.

They are a top notch business, They helped me from picking out a home, to the layout and colors and even helped me find a place to buy! If you are shopping for a new home, it is worth the trip!

Called to make an appointment to see how there process works & to see there homes & I have been sitting at there parking for the last 20 minutes & no one even showed up to open the doors!!Google says opened on Sundays at 11AM.If these guys dont even know what making it on time means, I dont even want to experience there customer service!!Update: manager in charge came 30minutes late & first words out his mouth is (w a smerk) just a little late. No big deal -No big deal to you bc u didnt just WASTE ur time sitting out here for the longest!. Said he could attend us since BRANDON the person we made apt w never showed up & as we looked at 2 homes, I requested to look at the other ones he has in the market & he said guys, like I said its a Sunday & I have my own appointments to attend as well so I cant open the doors for u guys to just look.1. I had 14 grand to put down atm, I wasnt just looking but I surely not going to tell a sales person that when he treated us rude since the minute we walked in!They arent here to help people nor do they value other peoples time. All they care for is there commission here.

We asked if we could just see the homes and he said yes, but I have to warn you that most of our homea are locked and turned around and began to help the other family that was there. Really????? Why would we want to see the outside of a home? Unbelievable!

I called ahead from San Antonio to go and check out some floor plans with my wife,the man said no problem.So we drive 30 miles and arrive only to be stopped in our tracks when they found out that we wanted to look at the finished product first before relinquishing any information of our plans as far as location or property are concerned.At that point they told us that we needed to make an appointment and then he stepped into the hallway talking aloud to his co worker saying that they both hsd appointments showing up in a few minutes,which is completely untrue having called and arrived at said time.So at that point we stood up and started to walk out,people DO NOT WASTE YOUR TIME with these clowns clearly they are only concerned about their commission enough to straight out lie to my face as we sat in the parking lot nobody showed up.Personally im a homeowner looking to downsize before retirement with a sizeable retirement fund i might ad,so to the unproffesional staff at Seguin Palm Harbor Homes, on with the mission,there goes your commission good luck with that,nobody i know anywhere will visit your location ever,congradulations!

I went there on Sunday and was told the credit inquiry wasnt a hard hit. I thought they were but let John run it anyway. While I wasnt above a certain number on my credit, I thought with over 35% down on a home would help. Told me to come back in 60 days after I got it up like 10 points. Talked with a financial adviser, and sure enough, the inquiry was a hard hit. Called back next day and basically told them that I thought this wasnt a hard hit, he continued to say, it wasnt. Well, it is. Its a hard hit, dropping some of my credit score, luckily not much. So lied to me two days in a row.I went to Titan, explained what was going on. Mind you, my score is still the same as it was on Sunday. Titan in New Braunfels worked with me, looked at pricing and homes, didnt even ask to run my credit knowing what I told them. I just put a deposit on a new 2018 model home through Titan.I dont suggest Palm Harbor in Seguin, TX.
