We was told we would have our house in 4 weeks after we closed on it. We paid a big down payment on July 19. It is now September 10th. NO HOUSE! They have told us they would have it delivered 3 different times and nothing.

Brent Harris and crew got the job done and quickly. We had some hiccups, but it all was done when they said it would be done. Great workers and friendly staff.

We bought a very nice home thanks to Deer Valley. But this is not a place you want to do business with. They make promises they don’t intend to keep. But with multiple phone calls you may get what needs to be done. The Finance Manager (James Williamson) at the time got real rude with my wife. I thought it was going to take litigation to get in our home.Buy Deer Valley, just not at this place!

This has been a nightmare. We was first told we was getting an on-frame modular then insurance papers stated manufactured. Then something was wrong with appraisal, dont know what. They said it was not right going to get it right. We started all this in June, now in October we have gave up and Southern Housing says they are going to keep our $1000 down payment. I try to be a good person, we will pay for the first appraisal if we get a copy. They need to give us the rest of the money. I started looking over all the papers, the farmhouse is listed on their site for $159,999 we where charged $169,000. These people is not honest. I do not recommend anyone to try to do business with them. Southern Housing yall need to be honest with people. We could be in a new home right now but we messed up dealing with you.

The only reason I gave 1 star is because good doesnt allow a negative number of stars on a review. My wife called this place and explained our current credit situation and told them our credit scores etc. She spoke with Derrick Young who told her that we would be OK and he could get us financed if we could put up a decent down payment. We advised him what we could put down and he assured us that he could get us financed. At that point, he tells us to come to their lot which is 135 miles from where I live and pick out something. After us getting excited and picking something out, he tells us that he is going to do a soft inquiry on our credit so he could see where our credit scores were. It ended up taking points off my credit score because it was indeed a hard inquiry just as all dealers do. He assures us again that we can get financed. Then they send my information to a lender who then pulls my credit report 2 more times which in turn pulls my credit score down even more. All of that was just to find out that we were turned down for a loan. My point is this, they will tell you whatever they have to tell you to get you there and talk you into an overpriced home and try to get you financed at 10% interest or higher. DO NOT GO HERE. THEY DO BAD BUSINESS!!!! Very very dissatisfied!!!

Left a negative review was contacted and offered half my deposit back if removed. I agreed at least I was able to get something back well almost 2 months later still nothing. Good luck anyone dealing with this company is all I can say

Do not expect anything from these people! They are not good on their word! After 3 years, they have yet to fix things their hired hands messed up while setting up including paint on my fathers carpet!!

Beware. Absolute nightmare for my 70 year old mother. Ordered in April 3 (6 months ago). She was promised that the house would be built in 6-8 weeks. A 70 year old trying to figure it all out because the experts couldnt or wouldnt guide her or the contractors to get it done. Weather was not an issue this dry summer. Lack of coordination and communication and integrity was. Now they told her that her house (thats been sitting on her property for more than a month already) wont be finished for at least another 2 weeks because other houses are ahead of hers. Delays keep creeping the timeline along. She still may not be in her nearly $200k trailer 7 months after ordering it.

I wish I could give a half star that how I feel now. In April of 2018 my son and I went to Tupelo, Southern Housing he saw a modular home that he really loved. Agents started the paperwork that day. the following week the agent came to the bank where I work at I gave them a check for $18,000.00. Check was processed the next week. Now to the half star, this is May 16, 2019 over a year later. We yet dont have a house. He has called and I have called. I was told its been raining. Now do you think it has been raining that much. I dont. I saw weeks of dry days, people was praying for rain. Plus I work at a bank so I had one of the loan officers to look over his contract. They are telling him he has to get his well dug his self but its listed in in the break down cost. Plus other things they are requesting him to do. Maybe they are just treating us this way. I hope no one else is have the same experience. We just knew he would be in his house by Thanksgiving no later than Christmas.VERY, VERY SAD SITUATION

Environment was greatgreat, very friendly people so on that I give 5 stars but not very willing to back to you in a timely manner. My husband and I have been trying to get someone out to look at a mobile home that we are trying to trade in for almost a month now that was purchased from southern housing. Every time I speak to the salesman we are told to call and remind them, which we do but nobody has time to come out when promised, leaving us hanging and viewing other companys that may be more interested. So on that I give yall a 1 star. I spoke to our salesman today and he told me he would find out a good time from his boss and contact me back but I have yet to hear back from him. I just dont understand why its taking so long to get back to us.

DO NOT EXPECT Anything from these people after they set up. My family have been in their home since July 2017 and have ask and ask for this company to return and fix things after transport but they will not do anything for them! Do not buy from these greedy people who claim to be Christian business owners and all they do is lie!!

We bought the place in Nobember, didnt get it till March, and its still just sitting in our yard while we wait on people to get it together. Im always having to call and check on the process. The weather has had a big part in why its taken so long, they say they have 20ish other houses to be moving too. But were now having to pay the bank for the house and we cant even move in yet 😡 Ive been told people are lined up for our a/c, yet nothing still. That was 2 weeks ago.

Very friendly and informative. We went looking for infor.ation on modular homes and left satisfied. James was able to answer all of our questions and showed us some great houses.

Marc Payne is not the guy to deal with if you are wanting to do business here. We applied for a loan a month ago and he has yet to update us even after numerous phone calls and text. To get answers we actually called Mark Rotenberry at Southern Housing in Batesville and he has been more helpful in two days than Marc Payne has been in 4 weeks. I would recommend going to the Batesville lot and giving him your business.

Every thing that comes out of their mouth is a lie after the sell. Been trying to get them to come get their trade in out my way for 2 months. They just say we will get it next week. Trim out was so bad the manufacturer is having to replace half the doors in my new house

Sales is not pushy, allow you to develop questions and interest based on your personal tour of the homes.
